Termites are less likely at upper levels, but any timber elements, podium landscaping, ground-level structures and moisture-affected areas should still be checked for risk factors and damage indicators.
In apartment and mixed-use buildings, we often see cockroach activity around kitchens, laundries and waste areas, plus rodents around basements, storage cages and loading zones. Ants can appear where there’s moisture or food sources, and birds can create fouling on balconies and ledges. The inspection focuses on evidence of activity and, importantly, the conditions that allow pests to persist or spread.
Where safe access is available, yes. Balconies, door thresholds and any planter-adjacent walls are important because water can pond or seep into junctions, creating damp zones that attract pests and worsen timber deterioration.
