Our comprehensive service includes everything you need to make an informed decision about your property.
We inspect where new meets old—additions, decks, pergolas and rebuilt wet areas—because movement joints, bridged weep holes and altered drainage can let termites travel into concealed framing.
Where the subfloor is accessible, we check for airflow restrictions, leaking pipework, damp soil, and timber-to-ground clearance issues that increase termite risk and speed up decay in bearers and joists.
We look for signs of chronic moisture that can attract timber pests and lead to wood rot—swollen skirting, staining, soft flooring edges, and plumbing leaks—then identify likely sources to fix.
We check for conditions that mask termite activity, including garden beds against walls, stored timber, fence lines touching the home, and hardscapes that can conceal mud leads or create moisture traps.
We inspect accessible roof spaces for timber pest evidence, water ingress and wood damage to rafters and trusses, as roof leaks and condensation can create ideal conditions for deterioration and pest activity.
You receive a detailed report that separates active concerns from conducive conditions, notes limitations (restricted access, stored items), and outlines practical recommendations suited to the building type.

Many older Footscray homes have timber framing, raised floors and subfloors that can hold moisture if ventilation is poor or drainage has been altered by renovations. Termites are attracted to damp, concealed timber and can enter through hidden contact points like gardens against walls, fences or bridged cavities. A pest inspection focuses on both evidence of activity and the conditions that make an infestation more likely.
The inspection focuses on termites and other timber pests, plus the conditions that support them. We look for termite mud leads, damaged or hollow-sounding timber, moisture issues, and signs of past activity. We also note contributing factors such as leaking wet areas, subfloor dampness, stored timber and external contact points that can provide concealed access into the structure.
Yes, but the scope depends on access. In apartments and conversions, we inspect the accessible internal areas and any available common or perimeter zones where permission is provided. We pay close attention to moisture around bathrooms, laundries and balconies, and look for timber elements in floors, wall framing and roof spaces where accessible. The report will clearly note any limitations due to restricted areas.
Renovations can accidentally hide termite pathways and wood damage behind new linings, tiled wet areas, cabinetry and decking. They can also change drainage and airflow, creating damp zones in subfloors or wall cavities. During the inspection we look closely at junctions between original and new work, check external bridging points, and document any areas we can’t access so you can plan further checks if needed.
Timeframes vary based on building size, access and whether there’s a subfloor or roof space to inspect, but most inspections are completed within a practical on-site window. ACE Building and Pest Inspections provides a detailed report outlining findings, risk factors and recommended next steps. If you’re working to a tight settlement or contract timeline, ask about fast turnaround and same-day availability when booking.
