Our comprehensive service includes everything you need to make an informed decision about your property.
We check for signs of footing movement such as stepped cracking in brickwork, gaps around window frames, sloping floors and sticking doors. In Syndal’s mix of older and renovated homes, movement can be masked by cosmetic patching, so we look for consistent patterns and likely causes.
We inspect roof covering condition, ridge capping, valleys, flashing and penetrations, plus gutters and downpipes for overflow points. Small leaks often present as ceiling staining, damp insulation or mouldy roof timbers, and they can escalate quickly during heavy rain.
We assess masonry, render and cladding for cracking, bulging, loose sections and water entry points. We also check weep holes and clearance to ground where visible, because poor drainage and bridged damp-proof courses can drive rising damp and internal deterioration.
Where access permits, we check underfloor ventilation, damp conditions, timber degradation and evidence of long-term moisture. Bathrooms, laundries and kitchens are also assessed for visible waterproofing issues, swelling, soft flooring and signs of ongoing leaks.
We look for visible leaks, corrosion, inadequate pipe supports and water damage around fixtures. Outside, we check stormwater discharge points and site fall where possible, as poor drainage can contribute to dampness and foundation movement over time.
While we don’t perform electrical certification, we identify visible safety hazards such as damaged wiring, unsafe fixtures, missing covers and signs of overloaded circuits. We also note where a licensed electrician should test and verify compliance before settlement.

In Syndal we often see a mix of age-related wear and renovation-related defects. Common findings include cracking around openings, moisture impacts in bathrooms and laundries, roof leak pathways around flashings, and drainage issues that keep soil wet near footings. On renovated homes and townhouses, we also pay close attention to balcony edges, sealed joints and signs of poor waterproofing.
Yes. A Building Inspection assesses visible structural elements and looks for indicators of movement, deterioration and water damage, as well as safety hazards. We examine foundations, walls, floors and the roof structure where accessible, and we note hazards such as unstable surfaces, damaged materials and visible electrical risks. Where we find concerns beyond visual inspection, we recommend appropriate specialist follow-up.
We inspect houses, townhouses and units in Syndal. For strata properties, we focus on the internal lot and any accessible external areas, and we also identify issues that may involve common property, such as roofing, gutters, external walls and drainage. We’ll advise what to ask the owners corporation for, including maintenance records and any recent reports that relate to the building’s condition.
We look for practical indicators that an extension or renovation has been integrated properly: changes in floor levels, cracking at junctions, roofline transitions, flashing quality, and moisture staining around wet areas. We also check doors and windows for alignment issues that can suggest movement. If compliance documentation isn’t available, we’ll flag items that may warrant further verification with a building surveyor or trades.
Start by discussing the findings with your conveyancer and real estate agent, then decide whether to negotiate repairs, request a price adjustment, or walk away depending on severity. We’ll help you understand which items are urgent (structural or safety) and which are maintenance. For major issues, we often recommend targeted quotes from relevant trades so you can make a decision based on realistic costs and timeframes.
