Our comprehensive service includes everything you need to make an informed decision about your property.
We take a grid of measurements across main living areas and circulation paths to identify high and low points. This matters because small but consistent gradients can indicate ongoing movement or settlement rather than a one-off construction tolerance.
We focus readings at thresholds where floor types and building stages meet (for example timber-to-tile or older-to-newer sections). These junctions are common stress points and can reveal differential movement that drives cracking and misaligned joinery.
We run measurements along typical “problem corridors” where owners notice sticking doors or uneven feel underfoot. Tracking levels along these lines helps confirm whether the issue is localised (one area) or part of a broader fall across the home.
The survey highlights where the floor changes level sharply over a short distance versus a gradual slope. Abrupt changes can point to localised support issues, while gradual fall may relate to broader settlement or original construction geometry.
We document key points so results are easy to interpret later, especially if you plan to monitor changes or share findings with a builder or engineer. Clear location notes prevent confusion about where readings were taken.
Your report explains what the measurements mean in plain language, including whether monitoring is sensible and which trades to speak to if results suggest further investigation. This keeps the survey actionable, not just a set of numbers.

It measures relative floor heights across accessible areas of the home using digital equipment to map highs, lows, and the direction of any slope. In Syndal, this is especially useful where homes have been renovated or extended, as level differences can develop between older sections and newer works. The results are presented in a clear report so you can understand where variation is occurring.
The survey shows where and how much the floor varies, which can indicate whether movement is present and whether it’s widespread or localised. It does not diagnose a single “cause” on its own. If the readings suggest significant or changing movement, the next step is usually targeted investigation by a qualified builder or structural engineer who can assess subfloor supports, drainage influences, and footing performance.
Time on site depends on the size and layout of the property and access to rooms, but most homes can be measured efficiently in one visit. You’ll receive a written report that summarises level variations, identifies areas of concern (such as abrupt changes or consistent falls), and includes practical notes on what to monitor and where further advice may be worthwhile.
Yes, they can be. In Syndal 3149, it’s not unusual to see homes where an older section has timber floors and a newer extension has a different floor system. Over time, the two sections can move or perform differently, creating a noticeable step, slope, or cracking at the join. A digital floor level survey helps pinpoint whether the variation aligns with these transition points.
A clear path through rooms helps us take accurate readings. If possible, move small items off the floor around doorways and along hallways where measurement lines are commonly taken. We don’t need furniture removed, but we do need access to key areas such as living rooms, bedrooms, and the points where floor finishes change. If parts of the home are locked or obstructed, tell us when booking.
