Our comprehensive service includes everything you need to make an informed decision about your property.
We inspect around slab edges, weep holes, retaining walls, steps, porch posts and service penetrations where termites can travel unseen. In Caulfield North, landscaping and paved paths can mask the inspection zone, so we look for bridging and concealed access that increases risk.
Where accessible, we enter the subfloor to check stumps, bearers, joists and ant caps for mudding, timber damage and moisture. We also assess ventilation and ground clearance because damp, still air can support termite and fungal decay issues.
We check roof timbers for signs of borers, wood decay and termite workings, and look for roof plumbing leaks or condensation that can raise moisture levels. Older roof framing and past repairs can hide compromised timber that should be addressed early.
Bathrooms, laundries, kitchens and external taps are examined for moisture indicators and damage to nearby skirtings, door frames and cabinetry. Moisture attracts termites and can trigger fungal decay, so we identify likely sources such as shower recess leaks and failed seals.
We look for evidence of borers, wood decay fungi and nuisance pests that can impact timber elements, stored items or roof voids. Where we find tell-tale holes, frass or damaged fibres, we note the likely pest type and the urgency of treatment.
Your report calls out conditions that make infestation more likely—timber-to-soil contact, stored timber under the house, blocked weepholes, leaking downpipes and garden beds against walls. We prioritise actions so you can reduce risk quickly and cost-effectively.

They can. Many Caulfield North houses have extensions, replaced bathrooms and new decking that connect to older timber framing. If weepholes are covered, garden beds sit against walls, or subfloor ventilation is reduced, termites have better conditions to enter and travel unnoticed. A pest inspection checks those junctions, identifies conducive conditions, and flags any visible evidence of past or active timber pest damage.
For apartments, we focus on accessible timber and moisture-prone areas within the unit and any accessible common areas relevant to pest pathways. That includes balconies and door thresholds, internal skirtings, wet-area walls, and signs of leaks that can attract timber pests. We also document access limitations and recommend what to request from the owners corporation if additional common-area inspection is needed.
Most inspections take around 60–90 minutes, depending on size, access and how many wet areas or timber structures are on site. For the best result, ensure we can access the subfloor manhole and roof access point (if present), unlock garages and sheds, and clear stored items away from walls where possible. If a property is tenanted, arranging access to all rooms helps avoid report limitations.
Yes, it can. Paving and raised garden beds can conceal the slab edge and cover weepholes, which reduces visibility and can create bridging where termites can bypass inspection zones. Soil and mulch against timber posts or weatherboards can also maintain moisture and provide a concealed route. During the inspection, we assess these interfaces and list specific changes that reduce termite pressure.
Yes. We inspect all accessible areas and clearly record any restrictions in the report, including why access was limited and what may be hidden as a result. In Caulfield North, tight subfloors, low clearance under extensions, and sealed roof access are common. Where limitations exist, we provide practical options to improve access or arrange targeted follow-up checks.
