Our comprehensive service includes everything you need to make an informed decision about your property.
We check for signs of uneven floors, deterioration, inadequate clearance, and moisture impacts under the home. This matters because subfloor issues can drive movement in walls, sticking doors, and ongoing cracking—problems that can be expensive to stabilise if left unchecked.
We inspect the roof exterior (where visible) and the roof space (where accessible) for leaks, deteriorated sarking, poor flashing, and structural concerns such as sagging members. In Burnt Bridge, even minor water entry can lead to ceiling damage and insulation degradation before it becomes obvious inside.
We distinguish typical settlement marks from cracking patterns that may indicate ongoing movement or poor past repairs. We also check lintels over openings and the alignment of frames. This helps you understand whether you’re looking at patch-and-paint or a defect that needs professional assessment.
We look for moisture staining, swelling to skirtings, deteriorated grout and sealants, and signs of waterproofing failure around showers and baths. These defects often sit behind cabinetry or tiles and can lead to subfloor damage, mould risk, and costly bathroom rework.
We assess visible fixings, stability, fall hazards, and deterioration to timber or metal components. Outdoor structures are common add-ons, and poor drainage or inadequate support can create both safety risks and rapid material failure.
While not a full compliance certification, we note visible concerns such as damaged wiring, unsafe DIY fittings, water heater installation issues, leaks, and poor drainage at fixtures. These items can affect safety and insurance, and they often become negotiation points before settlement.

A Building Inspection in Burnt Bridge focuses on accessible parts of the home and site, including the roof space (if accessible), exterior walls, interior rooms, subfloor areas (where accessible), wet areas, and external structures like decks and steps. We report on structural integrity, safety hazards, and defects, and we explain the likely implications so you can prioritise repairs and negotiate with clearer evidence.
Yes. Many homes in the Burnt Bridge and Ringwood area have been altered over time, so we pay close attention to how additions join the original structure. We look for tell-tale issues such as inconsistent floor levels, cracking at junctions, roofline and flashing problems, and wet-area moisture indicators. If something suggests non-compliant or risky work, we’ll document it and recommend next steps.
We check for visible indicators of movement such as cracking patterns, uneven floors, and misaligned frames, and we consider site drainage elements we can observe, like surface water flow and downpipe discharge points. Drainage and movement are often linked, so our report highlights what we can see and what further investigation may be sensible. Where access is limited, we note constraints clearly.
Older homes can present different defect patterns, especially where maintenance has been deferred or materials are nearing end of life. In Burnt Bridge, we often see concerns that relate to ageing roofs and gutters, tired subfloor ventilation, older wet-area finishes, and past patch repairs to cracking. The inspection helps you confirm what’s typical wear versus a defect that needs targeted work before it escalates.
Book as early as your contract and selling agent allow, ideally during the cooling-off period or before you go unconditional. That timing gives you options: negotiate repairs or price, request further specialist checks, or step away if the defects are significant. If you’re working to a tight deadline in Burnt Bridge, call ACE Building and Pest Inspections to organise the earliest practical inspection time.
