Bentleigh homes often blend older bungalows, brick veneers and renovated extensions, where hidden movement, ageing services and roof leaks can sit behind fresh finishes. A proper building inspection helps you spot the costly problems before you commit.

Our comprehensive service includes everything you need to make an informed decision about your property.
We assess visible signs of movement such as stepped cracking in brickwork, racking to door frames, uneven floors and gaps at cornices. Where accessible, we inspect stumps, bearers/joists or slab edges to help distinguish cosmetic cracking from structural movement that may require engineering input.
We inspect roof cladding condition, ridge capping, valleys, gutters and downpipes, plus penetrations like skylights and flues. This helps identify common leak entry points that can lead to ceiling damage, insulation saturation and hidden timber decay.
We check brickwork, render and cladding for cracking, bulging, separation and moisture staining. Particular attention is given to weep holes (where present), ground levels against walls, and areas around windows and doors where water ingress can damage frames and internal finishes.
We look for signs of waterproofing failure and moisture problems such as swollen skirtings, loose tiles, mould, persistent silicone breakdown and water staining to adjoining rooms. Wet areas are a high-cost repair zone, especially where earlier renovations may have shortcut waterproofing details.
Where access permits, we inspect subfloor conditions for dampness, timber deterioration, inadequate ventilation and plumbing leaks. Poor airflow and persistent moisture can lead to floor bounce, musty odours and long-term damage to structural timbers.
While a building inspection isn’t a substitute for a dedicated electrical or plumbing compliance test, we check accessible components for obvious hazards and red flags. This includes damaged wiring, unsafe DIY-looking connections, leaking pipework, and signs that further specialist checks are warranted before settlement.

Yes. Bentleigh has many homes that have been extended or renovated, and we pay close attention to where new work joins the original structure. We check for differential movement, cracking patterns, roof and wall flashings, step-downs in floors, drainage changes, and moisture entry points. We also note workmanship red flags that suggest you should obtain compliance paperwork or specialist checks before exchanging contracts.
We look for visible indicators of movement and load-path problems, including stepped cracking in masonry, sagging roof lines, uneven floors, and doors/windows that don’t operate smoothly. We also assess subfloor conditions (where accessible) for moisture and timber deterioration, and we check external drainage and ground levels that can contribute to long-term structural stress and damp issues.
Yes. We identify safety-related concerns we can see and access, such as unstable balustrades, trip hazards, deteriorated stair components, damaged roofing elements, and moisture issues that may affect electrical safety. We also flag visible electrical and plumbing risk indicators. For full compliance confirmation, we may recommend licensed electricians or plumbers where the inspection reveals warning signs.
Absolutely. Many older Bentleigh homes have subfloors where ventilation and moisture management are critical. Where access allows, we check for dampness, inadequate vents, pooling water, mouldy odours, timber decay and signs of leaks from plumbing. We also assess external factors such as downpipe discharge and ground levels that can drive moisture under the house and into internal walls or floors.
You’ll receive a clear, detailed report outlining observed defects, likely causes, and the practical implications for repair and maintenance. Use it to prioritise items that affect safety, structure and water ingress first, then cost the remaining maintenance items. The report also supports negotiations with the vendor or agent, and helps you decide whether to proceed, request further specialist checks, or adjust your offer.
