Our comprehensive service includes everything you need to make an informed decision about your property.
We check wall cracking patterns, cornice separations, uneven floors, and door/window operation to identify indicators of footing movement or structural settlement. In Bentleigh East, this is especially relevant where older homes have had extensions or internal walls removed, which can change load paths and reveal hidden stress points.
We inspect accessible roofing, flashings, valleys, and penetrations (like vents and skylights) for deterioration or poor installation. We also assess gutters and downpipes for capacity and discharge points, because roof-water management failures often lead to ceiling staining, timber decay and moisture issues that buyers don’t see at open inspections.
For homes with a subfloor, we look for dampness, poor airflow, timber deterioration, and signs of past water ponding. This matters for Bentleigh East homes with older suspended floors, where blocked vents, inadequate drainage fall, or leaking plumbing can cause persistent moisture and long-term damage.
We check bathrooms, laundries and kitchens for moisture indicators, defective seals, swelling to skirtings, and cracking around tiled areas that may suggest movement or waterproofing problems. Renovated wet areas can look new but still hide inadequate falls, poor sealing and early leak signs.
We identify accessible safety hazards such as unstable balustrades, unsafe stairs, trip hazards, damaged glazing, and visible issues that can suggest non-compliant alterations. We also note concerns requiring specialist testing, including electrical compliance questions, so you know what to verify before settlement.
We assess brickwork, render, weatherboards and junctions for cracking, gaps, deterioration and water entry points. We pay close attention to areas around windows, decks, and recent patch repairs, as these are common spots for moisture ingress and hidden framing damage.

In Bentleigh East we often see cracking linked to movement, especially where older homes have been extended or altered. It’s also common to find roof drainage issues (gutter fall, downpipe discharge), moisture entry around older wet areas, and DIY-style repairs that mask underlying defects. A building inspection helps you separate cosmetic patch-ups from issues that may affect structure, safety or future maintenance.
Yes—where safe access is available. We inspect roof spaces for signs of leaks, timber deterioration, insulation issues and structural concerns, and we check subfloors for dampness, ventilation and timber condition when a crawl space exists. If access is restricted (low clearance, stored items, unsafe entry), we document the limitation and advise what follow-up steps may be needed.
We visually assess accessible plumbing and electrical components for obvious defects and safety hazards, such as leaks, water damage, loose fittings, and visible wiring concerns. However, full compliance testing requires licensed trade testing and may involve switching circuits or pressure testing. If we see warning signs, we’ll clearly recommend the right specialist checks before you proceed.
Townhouses in Bentleigh East are often built close to boundaries, which can increase reliance on effective roof drainage, proper waterproofing and good detailing at wall junctions. We pay close attention to balcony/deck interfaces, flashings, weep holes and surface drainage, plus any signs of moisture ingress between attached walls. We also note shared elements and access limitations so you understand what was and wasn’t inspectable.
Time varies with property size and access, but most inspections take long enough to thoroughly assess internal areas, the exterior and any accessible roof space/subfloor. To help us inspect properly, ensure the agent/vendor provides access to the roof space hatch and subfloor entry (if present), unlocks garages and outbuildings, and clears stored items away from key areas where possible.
