Our comprehensive service includes everything you need to make an informed decision about your property.
We inspect accessible subfloor areas for dampness, poor ventilation, timber deterioration and signs of movement in stumps, bearers and joists. In Dandenong’s older housing stock, these issues can drive uneven floors, sticking doors and ongoing repair costs.
We look for cracking patterns, stepped brick cracks, separation at joins, and signs of prior patching inside and out. This helps you understand whether cracking looks cosmetic or consistent with structural movement that may require engineering advice.
We assess accessible roof surfaces from ground level and accessible points for damage, displaced tiles or sheets, degraded flashings and gutter overflow points. Roof and gutter defects can lead to ceiling staining, mould and timber decay, particularly after heavy rain.
Bathrooms, laundries and kitchens are checked for leaks, swelling to cabinetry, loose tiles, failed silicone, and moisture-related damage. These are common high-cost items because rectification often involves re-waterproofing, not just cosmetic repairs.
We check fall away from the house, ponding areas, blocked or undersized surface drainage, and downpipe discharge points. Poor drainage is a frequent driver of subfloor dampness and can undermine paving and paths around the property.
We note visible safety hazards such as unstable handrails, deteriorated steps, trip hazards, and obvious electrical or plumbing concerns that are observable without invasive testing. This helps you prioritise immediate rectifications and factor them into negotiations.

In Dandenong we often see moisture and drainage-related issues around older paving, downpipe discharge, and areas where the ground falls toward the house. In older homes, subfloor dampness and timber deterioration can be present if ventilation is limited. We also commonly find cracked plaster or brickwork that needs interpretation, plus wet area defects from past renovations.
Yes. For units and townhouses, we focus on the areas you own and can access, including interior rooms, balconies or courtyards (if applicable), wet areas, windows, doors and visible roof and drainage elements where accessible. We also flag items that may fall under owners corporation responsibility so you know what to follow up in the strata records.
Timeframes vary depending on the property size, age and accessibility, but most inspections take long enough to thoroughly check internal rooms, wet areas, roof-space access points, external walls and site drainage. You’ll receive a detailed report with photos, defect descriptions and recommended actions. We can also talk you through the key risks so you can make a decision quickly.
They can be, mainly because issues like subfloor moisture, stump movement, timber decay and past patch repairs are easy to miss during a quick walk-through. Renovations may also cover earlier cracking or water damage. A pre purchase inspection helps you confirm the condition of accessible subfloor areas, identify moisture pathways, and understand whether defects look ongoing or historic.
Yes. Auctions typically require you to do your due diligence before bidding. A pre purchase inspection gives you clear defect information so you can set a realistic limit, factor in urgent repairs, and avoid surprises after the hammer falls. If access is limited, we’ll document what couldn’t be inspected and suggest practical ways to reduce uncertainty before auction day.
