Dandenong homes often mix older timber stumps with newer slabs, and movement can show up as sloping rooms, sticky doors, and cracking—digital floor level mapping helps pinpoint where the drop or rise is happening.

Our comprehensive service includes everything you need to make an informed decision about your property.
We take precise digital measurements across living areas, bedrooms, hallways and other accessible spaces to quantify any slope, dip, or heave. This matters because the location and direction of movement often points to the underlying cause, such as subfloor support settlement or slab-related movement.
We establish a stable reference point and measure in a repeatable grid pattern so results can be compared over time. This is useful if you want to monitor a Dandenong property after drainage works, restumping, or renovation changes.
We note areas where level changes align with issues like sticking internal doors, cracking at plaster joints, or gaps between flooring and trims. Connecting measured variation to observable symptoms helps you prioritise repairs rather than guessing.
We look at whether movement is confined to a single room (often linked to a bearer, joist, stump, or local subfloor issue) or whether it trends across the home (which can suggest broader foundation or site-related factors).
Your report summarises the measured changes in plain language and highlights patterns consistent with typical causes such as moisture changes around footings, subfloor ventilation issues, or poorly supported transition points between original and extended areas.
Where results indicate concern, we outline sensible follow-up options, such as engaging a structural engineer, obtaining quotes for restumping/re-levelling, or addressing stormwater and surface drainage. This keeps your decision-making grounded in the measured data.

It measures how much the floor rises or falls across accessible parts of the home and presents the pattern of movement. In Dandenong, this is especially helpful where older stump-and-bearer sections connect to newer renovations or slab extensions. The results can indicate whether the issue appears localised (support point) or more widespread (site or footing-related), guiding your next step.
No. A Basic Digital Floor Level Survey focuses on measuring floor level variation using digital equipment and reporting the movement pattern. A building inspection covers a broader range of defects across the structure, roof space, subfloor, and site. Many buyers in Dandenong use floor level data alongside a building inspection to better understand cracking, door jamming, or uneven flooring.
Yes, where surfaces are accessible and safe to measure. For timber floors, the results can help identify areas that may relate to stump settlement, bearer/joist issues, or subfloor moisture and ventilation. For slabs, the readings can highlight heave or differential movement that may align with cracking patterns or changes around slab edges and external drainage.
Dandenong has many homes that have been extended or partially renovated, and level changes often show up at transition points between original rooms and additions. We also see cases where stormwater discharge or surface runoff is directed close to footings, which can contribute to movement over time. A digital survey helps confirm where the changes are concentrated so you can address the right cause.
We’ll explain what the pattern suggests and outline practical next steps. That may include getting a structural engineer’s advice, obtaining quotes for restumping or re-levelling (for timber subfloors), or improving drainage and downpipe connections to reduce moisture variation around footings. The key advantage is that any follow-up is based on measured data rather than guesswork.
