Our comprehensive service includes everything you need to make an informed decision about your property.
We take systematic measurements through accessible rooms such as living, dining and bedrooms to identify overall slope, localised dips, and whether the fall is consistent or irregular—key clues for diagnosing settlement versus poor original finishing.
We pay close attention to level changes at doorways and junctions between original and altered areas, as these transitions can reveal differential movement often seen where Clayton South homes have had extensions or internal reconfigurations.
Targeted readings around wet areas help flag movement patterns that can be associated with long-term moisture exposure, leaking plumbing, or compromised waterproofing—issues that can quietly affect subfloor conditions and floor levels.
The report marks notable high and low points and explains what the magnitude of variation may indicate. This helps you decide whether monitoring is sufficient or whether a structural engineer should be engaged for deeper investigation.
Where observed, we note supporting signs such as binding doors, uneven skirting gaps, or cracking patterns so the measured data is anchored to real-world symptoms and not treated as numbers in isolation.
You’ll get clear guidance on what to do with the results—such as re-check intervals for monitoring, areas to inspect for drainage or moisture influence, and when to escalate to engineering advice—based on the floor level pattern in that Clayton South property.

Yes. Many Clayton South homes include older brick veneer construction and later updates, and both can settle differently over time. A Basic Digital Floor Level survey provides measured data across the floor plan so you can see whether the home has a consistent fall or isolated dips and twists. That information helps you decide if simple monitoring is enough or if you should investigate subfloor, drainage, or structural factors.
We take digital level readings at multiple points across accessible areas to capture changes in height from one location to another. The aim is to map how the floor moves across rooms and transitions—such as hallways, living areas, and near wet zones. The report summarises the pattern, identifies notable highs and lows, and explains what the results may suggest about settlement or structural performance.
It can indicate likely contributors, but it doesn’t diagnose every cause on its own. Floor level patterns can suggest differential settlement, localised deflection, or moisture-related influences, but confirming the cause may require additional checks such as drainage assessment, plumbing investigation, subfloor inspection, or an engineer’s advice. The value of the survey is that it gives accurate measurements to guide the next step instead of relying on guesswork.
Yes. Extensions and internal reworks can create junctions where floors meet at slightly different heights or move differently over time. During the survey, we take readings across these transitions and map where level changes begin and how they run through adjoining rooms. This helps you understand whether the change appears cosmetic (a step or threshold) or part of a broader movement pattern that needs monitoring or further assessment.
Use it to clarify risk and plan costs. The report provides measured floor level variation, highlights where the issues are most pronounced, and explains what the pattern may indicate. If the readings are notable, you can request further investigations before settlement, obtain quotes for rectification, or negotiate based on evidence. If the readings are minor, you still have a baseline for future monitoring after you move in.
