Our comprehensive service includes everything you need to make an informed decision about your property.
We identify and document visible mould-like growth, staining and suspect surfaces across living areas, bedrooms, wet areas and storage spaces. Pinpointing exact locations helps you prioritise remediation and prevents partial cleaning that leaves active growth behind.
Bathrooms, laundries and kitchens are checked for moisture drivers such as shower recess leakage indicators, swollen skirtings, deteriorated silicone, and dampness around vanities and splashbacks. These are common sources of recurring mould in Clayton North homes.
We assess exhaust fan effectiveness, window operation, cross-ventilation pathways and signs of persistent condensation (especially on south-facing rooms and corners). Poor ventilation can cause mould even without an obvious plumbing leak.
We inspect window reveals, sills, and external wall junctions for water entry cues and condensation patterns. Wet window frames, damaged seals and cold bridging points often correlate with mould growth around blinds, curtains and adjacent plaster.
Where access allows, we look for underfloor dampness, poor subfloor ventilation, roof leaks and wet insulation. Hidden moisture sources can feed mould that later presents as musty odours or ceiling and cornice staining.
Your report includes annotated photos and a clear distinction between mould presence indicators and the likely moisture causes observed on the day. This helps you brief a remediator, plumber or builder with specific, property-relevant information.

Clayton North homes can be prone to mould when cool, damp winter conditions combine with limited ventilation in bathrooms, laundries and compact bedrooms. We often see mould around window frames, external corners and built-in wardrobes where condensation lingers. Renovations that focus on finishes but don’t upgrade extraction fans or airflow can also trap humidity and accelerate growth.
We focus on identifying mould presence and the moisture conditions that support it. During the inspection we look for practical drivers such as ineffective exhaust ventilation, condensation patterns, shower recess or plumbing moisture indicators, and water entry points around windows. While we don’t perform invasive testing in a standard inspection, we document observable evidence that guides the next trade or remediation step.
We inspect accessible areas thoroughly and note any limitations on the day. For wardrobes and storage, we check visible surfaces, corners, and signs like musty odours or staining that suggest hidden growth. Where subfloor or roof access is safe and available, we also look for dampness, poor ventilation and leaks that may be feeding mould elsewhere in the home.
In Clayton North, we commonly find mould around bathroom ceilings and exhaust fan areas, inside built-in wardrobes on external walls, and at window reveals where condensation collects. Properties with shaded sides, tight setbacks, or rooms with little cross-ventilation can also show mould along skirtings and in corners. We tailor checks to the layout and how the home is currently lived in.
Book as early as your buying process allows—ideally during the cooling-off period or prior to contract finalisation where possible. Mould can indicate underlying moisture issues that affect repair costs and timelines, particularly in wet areas and around windows. An inspection helps you confirm what’s visible, identify likely moisture drivers, and decide whether you need further specialist testing or remediation quotes.
