Our comprehensive service includes everything you need to make an informed decision about your property.
We inspect external walls, slab edges, weep holes, expansion joints, steps and adjoining structures to identify where termites can travel unseen. This matters in Caulfield where paths, garden edging and add-ons can bridge visual inspection zones and give termites protected access.
Where there’s access, we check subfloor timbers for mudding, galleries, fungal decay and moisture staining. Older homes in Caulfield often have timber subfloors, and early signs are frequently underneath before you see anything upstairs.
We look for moisture-prone locations around bathrooms, showers, kitchens and laundries, including skirting lines and cabinetry bases. Elevated moisture can attract termites and worsen timber decay, so identifying the source areas helps you prioritise repairs.
We assess pergolas, fences, decking, sleepers and timber retaining features for pest activity and decay. These structures can be the first place termites or wood borers show up, and they can act as a pathway back to the main building.
We look for signs consistent with other timber pests (such as borers) including exit holes, frass and weakening in structural and decorative timber. This is important in Caulfield renovations where older timbers may be retained behind new finishes.
Your report documents evidence of activity, damage and conducive conditions such as soil-to-timber contact, poor subfloor ventilation and moisture sources. We provide practical recommendations so you can reduce termite risk and prevent repeat issues after treatment or repairs.

Often, yes. Many Caulfield properties include older timbers, subfloors and extensions completed at different times, which can create concealed pathways and damp pockets. Even if a home looks well renovated, termites can travel behind linings or along hidden junctions. A pest inspection identifies current activity, prior damage and the specific conditions that increase risk so you can plan prevention properly.
It focuses on termites and other timber pests, plus the conditions that attract them. We inspect accessible interior areas, the building perimeter, external timbers and moisture-prone zones, and we look for evidence such as mudding, galleries, damage patterns and conducive conditions like soil-to-timber contact. You then receive a report outlining findings, risk factors and recommended next steps.
Yes, but access affects what can be confirmed. We can still inspect visible and accessible areas, perimeter zones and external structures, and we document any limitations caused by storage, locked rooms or obstructed subfloors. If access is restricted, we’ll explain what couldn’t be checked and whether a return visit or targeted follow-up is recommended to complete the picture.
They can be. Renovations sometimes hide older timber behind new plaster, cabinetry or cladding, and junctions between old and new works can create entry points. Landscaping changes, new decks and garden beds against walls can also increase risk by trapping moisture and reducing visual inspection zones. A pest inspection checks these junctions and highlights any bridging or moisture conditions that need attention.
Provide access to the subfloor manhole (if present), garage, yard and any sheds or pergolas. Clear items away from perimeter walls where possible, especially along external timbers and around wet areas like laundries. If there’s a history of treatment, gather any paperwork. The better the access, the more confidently we can assess concealed timbers and moisture hot spots.
