Our comprehensive service includes everything you need to make an informed decision about your property.
We check plaster and masonry for cracking patterns (including around doors, windows and corners), note racking signs, and assess whether cracking looks cosmetic or movement-related. This matters in Blackburn South where soil movement and drainage can create ongoing minor shifts that lead to recurring repairs.
We inspect visible stormwater discharge points, surface grading near the slab/footings, and pooling risks around paths and driveways. Small drainage defects can feed moisture under floors or into walls, escalating to rot, mould or further cracking.
We look for blocked or poorly aligned gutters, loose downpipes, overflowing stains, and eave lining deterioration. Minor overflow marks often signal repeated wetting, which can quietly damage fascia boards, window heads and internal plaster.
We check bathrooms, showers, laundries and kitchens for early signs of moisture issues such as failed silicone, gaps at junctions, swollen skirtings, and uneven tiles. These “small” defects are common precursors to larger waterproofing problems.
We assess window frames, sills and seals for gaps, deteriorated caulking and poor drainage paths. Minor gaps can drive draughts and water ingress, particularly where older windows have been retrofitted or where render meets frames.
For homes with a subfloor space, we check for ventilation adequacy, damp soil, staining on bearers/joists, and plumbing drips. Early dampness can start as a minor defect but can become timber decay or persistent mould if airflow and drainage aren’t corrected.

Not always. Many Blackburn South homes show hairline plaster cracking from normal settling, temperature changes, or past repairs. The key is the pattern and location—cracks that step through brickwork, reappear after patching, or sit with sticking doors and uneven floors can indicate movement or drainage issues. Our inspection documents the crack type, probable cause, and what to monitor or repair first.
Minor Property Defects is a focused service aimed at smaller issues that commonly get ignored—early leaks, failing sealants, drainage concerns, minor cracking, and maintenance items. A full building inspection is broader and typically covers more structural and safety considerations in detail. If you’re buying, we can advise whether your property in Blackburn South would benefit from upgrading to a broader inspection based on age, renovation scope and access.
Yes. Fresh paint, new skirting, updated bathrooms and new flooring can hide early moisture damage or patch repairs. We look for clues around junctions, edges, and penetrations—silicone lines, tile grout condition, staining, uneven finishes and ventilation signs—so you understand whether the upgrade looks well finished or whether minor defects suggest water entry or rushed workmanship.
They can. Weatherboards often show early paint breakdown, minor timber swelling at window sills, and gaps at external joints that let moisture in. Older homes may also have subfloor ventilation issues, aged gutters, or drainage that no longer falls away from the house after landscaping changes. We focus on these typical trouble spots and explain which items are routine maintenance versus defects that could escalate.
It depends on the defect type and the risk of escalation. Water-related items (gutter overflows, active leaks, wet area gaps) usually need prompt attention because they can quickly damage linings, timber and finishes. Movement-related items may be monitored while you improve drainage and site falls. Your report will separate urgent, short-term and maintenance items so you can plan works sensibly.
