Our comprehensive service includes everything you need to make an informed decision about your property.
We inspect tiles/metal roofing, ridges, valleys, sarking visibility where accessible, and flashings around chimneys and penetrations. In Black Rock, salt air can speed up rust and deterioration, so we pay close attention to fixings, roof-edge details and staining that indicates past leaks.
Where there’s an accessible subfloor, we assess ventilation, moisture indicators, ant capping visibility, stumps/bearers/joists and any signs of fungal decay. Low-clearance bayside homes can trap moisture, which can lead to uneven floors, timber softening and ongoing maintenance costs.
We look for cracking, lifting tiles, silicone failure, shower recess leaks, and swelling or moisture damage to adjacent skirtings and door frames. For properties with balconies or rooftop terraces, we check edges, drainage points and visible membrane transitions where possible, as failures can be expensive and disruptive.
We inspect brickwork and rendered surfaces for step cracking, separation at window heads, and repaired or freshly painted areas that may conceal movement. We also check lintels for corrosion or distortion, which can be a hidden issue in homes exposed to sea air.
We assess ground levels, drainage direction, downpipe connections, and visible stormwater disposal points. Poor drainage can feed dampness into walls and subfloors; we note conditions that increase risk, such as ponding areas, blocked overflow relief gullies, or downpipes discharging too close to the building.
We identify practical safety issues such as missing balustrade protection, trip hazards, deteriorated external stairs/decks, and visible electrical concerns (like damaged fittings). We also call out renovation red flags—unusual structural changes or incomplete finishes—that may require further specialist checks before purchase.

In Black Rock, we often see salt-related corrosion on external metalwork (flashings, fixings, lintels), roof junction leaks from wind-driven rain, and moisture issues in low subfloors. Renovated homes can also hide waterproofing failures in bathrooms or balconies. A pre-purchase inspection helps identify the visible warning signs, the likely causes, and whether you should obtain specialist quotes before contracts go unconditional.
Yes. Newer townhouses can still have problems that matter to buyers, such as poor drainage falls, incomplete flashing details, balcony waterproofing risks, and rushed finishes that lead to water entry. We inspect accessible roof spaces where available, internal wet areas, external cladding interfaces, and safety items. You’ll get a prioritised list of concerns, not just a checklist, so you know what to act on.
Time on site depends on the size, access and complexity of the property, but we allow enough time to inspect the main building elements and document defects properly. You’ll receive a detailed report with photos, clear descriptions and practical recommendations. We also talk you through what’s urgent, what’s maintenance, and which items may need a specialist assessment before you finalise the purchase.
They can be. Proximity to the bay increases exposure to salt-laden air, which can accelerate corrosion of flashings, fixings, lintels and some balustrade components. Sea breezes can also push rain into small gaps at roof and window junctions. During the inspection we look for rust staining, swelling materials, deteriorated sealants and internal moisture indicators to help you gauge the likely repair scope.
Yes, and earlier is better. For auctions, organising the inspection before bidding gives you the clearest position on risks and likely costs. If you’re within a cooling-off period, time is tight, so we focus on identifying major defects, safety issues and moisture concerns quickly and clearly.
