Our comprehensive service includes everything you need to make an informed decision about your property.
We look for damp staining, mould-prone areas, swollen skirtings, musty odours, and moisture pathways around bathrooms, laundries and external walls. In Waterways, persistent humidity and shaded yards can hide slow leaks and condensation issues that lead to timber decay and costly internal repairs.
We check that paving and landscaping fall away from the home, note any ponding areas, and identify spots where soil or garden beds sit too high against walls. Poor falls and high ground levels can drive water into the building envelope and contribute to rising damp and slab-edge issues.
We assess visible cracking in brickwork, render and internal plaster, plus door and window operation that can indicate movement. Where Waterways blocks include filled areas or altered landscaping, we pay close attention to movement cues that may affect long-term maintenance and resale.
We inspect timber posts, bearer connections, balustrades, fixings and signs of rot or soft timber, particularly in shaded or moisture-exposed zones. Deteriorated external timber can become a safety issue and often points to broader moisture management problems.
We check roof covering condition where visible, gutter alignment/overflow risks, and whether downpipes discharge effectively to stormwater. Blocked or undersized systems can cause overflow near entry points, which is a common trigger for damp issues and internal ceiling damage.
We look for conditions conducive to termites and other timber pests, including concealed weep holes, timber-to-ground contact, leaking wet areas and subfloor ventilation issues. Moisture and concealed access points can increase risk, so we highlight practical rectifications you can action quickly.

They can be. Proximity to waterways often means higher ambient moisture and more shaded areas where surfaces stay damp longer. During a pre-purchase inspection in Waterways, we focus on moisture entry points (wet areas, external wall bases, subfloors, balcony edges), drainage performance and ventilation. We then outline what’s minor maintenance versus what may require targeted repairs or further investigation.
A walk-through rarely reveals early-stage defects. We check roof plumbing issues, cracking patterns and movement indicators, damp-risk locations, external envelope condition, subfloor or under-house concerns where accessible, and timber pest risk factors. You’ll get a documented list of defects and risk areas, which is useful for negotiations and planning immediate maintenance after settlement.
Yes. Newer or modern properties can still have issues such as poor drainage falls, balcony waterproofing failures, inadequate flashing, or construction shortcuts that only show up once the building has experienced a few seasons. We inspect the accessible areas of townhouses and houses and report on defects, safety concerns and items to monitor, so you’re not relying on appearance alone.
We pay close attention to decks, pergolas, balustrades, and any structures near garden beds or water features, because these areas can trap moisture and accelerate timber deterioration and corrosion of fixings. We also assess drainage around landscaped yards, retaining elements where visible, and downpipe discharge points—key factors for preventing water from tracking back toward the home.
Book as early as possible once you have a signed contract or strong intent to proceed, especially if your timeline is tight. The goal is to have clear findings in your hands before key dates so you can negotiate, request repairs, or walk away if needed. Call 0485 857 077 and we’ll help you schedule the inspection around your contract conditions.
