Digital Floor Level Survey in Waterways

Proximity to waterways, drainage corridors and irrigated landscaping can create uneven soil moisture around a house. That moisture variation can contribute to differential movement, which often shows up as sloping floors, cracks or doors that stick. A digital floor level survey measures the floor precisely and maps where the changes occur, helping you work out whether the issue is likely moisture-related or more general settlement.

The survey provides accurate floor level measurements and highlights the movement pattern, which is the key input for deciding whether structural rectification may be needed. It doesn’t replace an engineer’s design for underpinning or restumping, but it helps determine whether further structural advice is warranted and where to focus it. For suspended floors, it can support decisions about stump condition, packing, or subfloor repairs.

Time depends on the floor plan, furnishing and access, but most single-storey homes can be measured within a standard appointment. Larger homes, multiple levels, or tight access around furniture can add time because more reference points are required for an accurate map. We’ll let you know what’s needed beforehand so you can prepare rooms and ensure we can measure the key areas.

Yes. Irrigation lines, garden beds against external walls and persistently damp areas can keep parts of the footing zone wetter for longer. In reactive soils, that can contribute to edge lift or localised movement, which may show up as a slope toward or away from certain walls. A digital survey helps identify whether the level changes align with external moisture sources so you can target drainage and watering adjustments.

A localised dip around wet areas can be consistent with moisture issues, including leaking plumbing, shower recess problems, or long-term dampness affecting the subfloor or slab edge. The best next step is to investigate for leaks and moisture sources before repairing finishes. Your report will indicate the location and pattern so you can brief a plumber or leak detection service, and seek engineering input if the movement appears structural.
