Our comprehensive service includes everything you need to make an informed decision about your property.
We take consistent digital readings across living areas, bedrooms and hallways (where accessible) to quantify slope and unevenness, rather than relying on visual judgement or a single spirit level check.
We focus measurements at high-risk change points—such as where an extension meets the original dwelling or where flooring types change—because movement often shows up as a step, dip or twist at these junctions.
Readings are taken to compare external wall lines with internal areas to help identify common patterns like edge settlement, central heave or localised depressions that may relate to supports or subfloor conditions.
We run measurement lines through doorways and along longer corridors to detect gradual slopes that cause sticking doors and misaligned frames—issues that buyers often notice but struggle to attribute.
You receive a practical layout-style summary showing where the floor is higher or lower, making it easy to discuss with a builder, underpinning contractor or engineer if further assessment is needed.
We talk you through whether the pattern looks like localised flooring/subfloor issues or broader movement, and outline sensible next steps such as drainage review, monitoring points or specialist structural advice.

Springvale homes often include older dwellings with later extensions or updates, and unevenness can be hard to judge during a walkthrough. A Basic Digital Floor Level Survey gives measured evidence of slope and differential levels across key areas, which helps you decide if the issue is likely cosmetic, related to flooring/subfloor supports, or worth escalating to a structural engineer.
We take digital readings across accessible internal areas such as living spaces, bedrooms and hallways, with extra focus on transition points like doorways, joins to extensions and areas where you can feel a dip or twist. We set a reference point and record multiple readings to identify patterns. The outcome is a clear summary showing where levels change and how they relate across the plan.
The survey doesn’t prescribe a specific repair like restumping or underpinning, but it provides the data needed to make that call with the right professional. If the measurements show a consistent pattern of movement or a significant differential across the home, we’ll recommend the appropriate next step—often monitoring, checking drainage and moisture management, or engaging a structural engineer for design advice.
They can. Where a newer extension meets an older section, the two areas may settle differently or be supported by different footing systems. This can show up as a noticeable step at the join, cracks around openings, or doors that no longer latch properly. A digital floor level survey targets these junctions so you can see whether the unevenness is localised to the addition or part of a broader pattern.
Start by considering the pattern. A single low spot can relate to localised support issues, floor framing, or moisture impacts, while a broader slope across multiple rooms may indicate more general movement. We’ll explain what the readings suggest and recommend practical next actions—commonly checking drainage and site water flow, monitoring changes over time, and arranging engineering advice if the pattern warrants it.
