Officer’s fast-moving new estates and reactive clay soils make the pre-slab stage critical—once concrete is poured, drainage, reinforcement and moisture barrier issues are far harder to correct.

Our comprehensive service includes everything you need to make an informed decision about your property.
We review the prepared base for level consistency, evidence of inadequate trimming or soft spots, and whether the slab set-out matches the intended footprint and clearances. Getting this right reduces the risk of uneven slab support and prevents boundary or setback issues being baked into the build.
We inspect formwork alignment, stability and key dimensions (including slab edge beams and rebates where visible). Poorly braced or misaligned formwork can lead to out-of-tolerance slab edges, paving conflicts and brickwork alignment problems that are difficult and costly to fix later.
We check reinforcement placement against drawings where available, including mesh laps, bar positioning in beams, and whether chairs/spacers are used to maintain cover. Steel sitting too low, too high or with incorrect laps can reduce slab performance and contribute to cracking.
We look for tears, punctures, incomplete laps, poor taping, and areas not turned up to the slab edge as required. In Officer’s wet winter periods, a compromised vapour barrier can allow moisture migration that affects floor coverings and indoor humidity once the home is closed in.
We assess penetrations for location, support, and sealing detail at the membrane, plus visible risks such as pipes bearing on formwork or reinforcement. Misplaced or poorly supported services can cause future leaks, slab cutting, or movement-related cracking around penetrations.
We identify where the prepared site may trap water against the slab edge and note visible drainage provisions that impact the base stage. Proper falls and clear water paths reduce the likelihood of water sitting near the slab during curing and in the early life of the home.

Book it as soon as the base is prepared and reinforcement, penetrations and the vapour barrier are in place, but before the concrete truck is scheduled. In Officer builds, pours can be brought forward quickly, so it’s best to lock in the inspection when you’re told “steel is down”. That timing gives your builder a window to correct issues without delaying the pour.
Access to the site and, if you have them, the slab/engineering drawings or any builder documents showing reinforcement and penetrations. If you don’t have plans, we can still inspect workmanship and visible installation quality, then report on risks and areas to confirm with the builder. Let us know the site address in Officer and the planned pour date.
We assess both. We look for visible compliance issues (such as membrane laps and reinforcement support practices) and workmanship defects that affect performance. We also note where confirmation against engineer documentation is required. The goal at Stage 1 is practical: identify what must be fixed before the pour to avoid hidden defects and future disputes.
Yes. On cut-and-fill sites, we pay close attention to how the base is prepared, whether levels appear consistent, and whether there are signs of poorly compacted areas that can settle later. We also consider drainage flow paths so water isn’t directed toward the slab edge. These checks help reduce uneven slab support and movement-related cracking over time.
Yes, as long as we can safely access the slab area before concrete is placed. Narrow crossovers, parked trades and temporary fencing can limit entry, so it helps to coordinate with the site supervisor for a clear time window. If access is restricted, we’ll tell you what we could and couldn’t verify so you can arrange a follow-up before the pour.
