Our comprehensive service includes everything you need to make an informed decision about your property.
We confirm smoke detectors are present in the residence and note any rooms or zones that appear to be missing coverage, based on the observed layout. This matters in NewQuay apartments where bedroom wings or study nooks can be set back from the main living area.
We visually assess whether alarms are positioned to alert occupants early—particularly near bedrooms and along routes to the entry door. In multi-bedroom NewQuay floorplans with long internal corridors, placement can be the difference between early warning and a delayed alarm.
We check alarms located near open kitchens and comment on proximity to cooking areas where steam and fumes can trigger nuisance alarms. The goal is to support a placement that encourages residents to keep alarms active rather than disabling them.
We note whether detectors appear suitably mounted on ceilings or high on walls (where applicable) and whether there are visible placement issues such as being too close to corners, bulkheads or vents that may affect smoke entry.
We record whether devices appear accessible for testing and maintenance, and whether there are obvious concerns like paint over-spray, physical damage, loose mounting, or being covered by decorative fittings—common in renovated investor apartments.
Where relevant, we note visible boundaries between in-unit smoke alarms and building-wide systems (such as corridor alarms). This helps NewQuay buyers understand what is inside their lot versus what sits under owners corporation responsibility.

This assessment is a visual inspection to confirm the presence and placement of smoke detectors within the home. We note visible condition and any obvious issues that could affect operation, but it is not an electrical compliance test. If testing, replacement or wiring changes are needed, we recommend engaging a qualified electrician or working with the building manager where the device is part of a building-wide system.
We focus on where alarms are positioned relative to bedrooms, internal corridors and the primary exit route, because those areas affect how quickly sleeping occupants are alerted. In NewQuay’s common open-plan layouts, we also assess proximity to kitchens and ventilation points that can influence nuisance alarms. Any zones that appear unprotected or poorly positioned are clearly noted in the report for follow-up.
Yes, provided access is arranged. We can complete the visual checks during a scheduled inspection window and document what we can observe without disturbing occupants or moving personal items. If a detector is obstructed by furniture, boxed-in by a ceiling feature, or otherwise not safely accessible, we note the limitation in the report so you can arrange a follow-up check once access is improved.
Many NewQuay towers have common-area fire detection and alerting in corridors, lobbies and stairwells that sit under owners corporation management. That doesn’t always mean your apartment has the right alarms in the right places inside the lot. Our assessment focuses on the in-unit devices we can visually confirm and explains what appears to be common-area equipment versus lot-based alarms, so you know who to speak to about any changes.
If the inspection includes areas within your lot, we note smoke detector presence and placement where relevant. In many NewQuay complexes, basement car parks and storage cages are common property with separate fire systems managed by the building. We can’t certify the building-wide system through this service, but we can flag where in-unit coverage may not align with the way you access the apartment from lifts, corridors and entry doors.
