Our comprehensive service includes everything you need to make an informed decision about your property.
We inspect bathrooms, ensuites, laundries and kitchens for visible mould, peeling paint, swollen skirtings and silicone breakdown, then assess exhaust fan function and venting pathways. Poor extraction and recirculating fans can leave moisture lingering, which is a common driver of ceiling and corner mould.
We look for condensation patterns, mould staining to reveals, and signs of water entry around window frames and sills. In Gardenvale, cooler mornings and closed-up rooms can lead to persistent condensation, which often shows up first on south-facing walls and bedrooms.
Where access allows, we check subfloor ventilation, airflow restrictions, damp soil conditions and mould growth on bearers/joists or the underside of flooring. Damp subfloors can transfer moisture into living areas and contribute to odours and mould at the base of walls.
We inspect accessible roof voids for mould on framing, insulation dampness and ventilation issues that can cause condensation. Roof leaks aren’t the only problem—poor airflow and temperature differences can also create moisture that supports mould on timbers and plaster.
We check for mould-prone conditions around split systems, ducted return air grilles and areas where cool air meets humid air (often near external walls). Incorrect drainage from condensate lines or dirty components can contribute to mould spores and musty smells indoors.
Your report maps the suspected mould-affected areas and explains the most likely moisture source: condensation, leaks, rising damp, shower splash-out, or ventilation shortfalls. We outline practical next steps, including where further testing or targeted remediation is warranted.

It can be, especially where subfloor vents are restricted by garden beds, stored items or later extensions. Damp air under the house can linger and lift moisture into timber floors and wall bases. In Gardenvale, older homes that rely on natural airflow may also struggle after renovations that tighten the building envelope. An inspection helps pinpoint whether the subfloor is contributing to indoor mould.
Yes. We look at the pattern and location of staining, nearby plumbing fixtures, roof/wall junctions, window surrounds and ventilation performance to determine the most likely moisture source. Condensation-driven mould often appears on corners, ceilings and window reveals, while leaks can create localised damage and persistent damp patches. The report explains the likely cause and the next steps to confirm and fix it.
Our Mould Presence inspection focuses on identifying indicators of mould and the moisture conditions that support it. If sampling is needed, we’ll recommend the most suitable type (surface or air sampling) based on what we find and the reason for testing, such as health concerns or an upcoming sale. Sampling is typically arranged as an additional service because it requires controlled methods and lab analysis.
We often see mould risk increase where modern finishes reduce airflow—think updated bathrooms with inadequate exhaust, sealed windows, and laundry cupboards with dryers. Shared walls and limited cross-ventilation can keep moisture trapped, and small roof spaces can suffer condensation if poorly vented. During the inspection, we focus on wet areas, window reveals, ceiling corners and any musty cupboards to identify likely mould presence and drivers.
If possible, provide access to wet areas, the manhole for the roof space, and any subfloor access points. Avoid running exhaust fans continuously just before the inspection, as it can mask moisture symptoms. Let us know about past leaks, recent painting, or areas you’ve cleaned with bleach, because these can hide staining while the moisture problem remains. Clear a small space around suspect walls and cupboards for inspection.
