Gardenvale has a mix of older weatherboard homes and renovated brick houses where subfloor changes, drainage updates and nearby tree roots can affect floor levels—this survey pinpoints where movement is occurring and how severe it is.

Our comprehensive service includes everything you need to make an informed decision about your property.
We take systematic digital readings across living areas, hallways and bedrooms to create a clear map of level variation. This shows whether the slope is localised (e.g., one corner) or consistent across the footprint, which is critical for diagnosing likely causes.
Gardenvale homes commonly have rear additions or reconfigured layouts. We compare level behaviour between original sections and newer works to highlight step-downs, differential settlement, or hinge points that can drive cracking and sticking doors.
If you’ve noticed bouncy floors, dipping near wet areas, or a slope toward an external wall, we concentrate readings in those zones. Higher data density in problem areas helps confirm severity and supports accurate scope for rectification quotes.
We correlate the level results with visible indicators such as cracks, gaps at skirtings, door alignment, and floorboard distortion. Where accessible, we also note influences like subfloor ventilation, moisture signs, or drainage fall that may relate to the pattern.
You receive a report that explains the measured variations in plain language, with outcomes that help decision-making: whether the data suggests stable historical settlement, active movement, or the need for engineering input.
For Gardenvale buyers and owners planning works, the survey can serve as a “starting point” measurement set. This makes it easier to re-check later and determine if changes are occurring over time rather than relying on memory or visual impressions.

Yes. Many Gardenvale weatherboards have had some level of re-stumping, partial repairs, or additions over the years. A Digital Floor Level Survey shows whether the current floor profile looks broadly consistent or if there are sharp changes that can indicate differential movement. It also helps you understand if the slope is likely historical or if it warrants further investigation before you commit.
It will quantify the slope and show where it changes across the home. Sticking doors can relate to localised movement near a corner, a wet area, or a junction between original and renovated sections. With the digital readings, you can see whether the issue is confined to one area or part of a wider pattern, which helps guide the next step—monitoring, repairs, or engineering advice.
No. A building inspection looks broadly at the condition of accessible areas and identifies defects. A Digital Floor Level Survey is a targeted service focused on measuring floor level variation with precision. It’s most useful when you want evidence of movement severity, need a baseline for monitoring, or want clearer data to support decisions about re-levelling, restumping, or engaging a structural engineer.
They can, depending on proximity, soil conditions, drainage changes and how moisture behaves around the footing or subfloor. In Gardenvale, established gardens and altered surface levels can influence how water moves away from the house, and tree roots can contribute to changes in ground moisture. The survey won’t “diagnose” roots on its own, but it can reveal movement patterns consistent with localised ground influence.
Use the survey to confirm the current floor profile before you finalise design and joinery tolerances. If the data shows notable variation or a pronounced hinge point, you can discuss options with your builder or engineer early—such as addressing drainage, improving subfloor conditions, or planning re-levelling—rather than discovering problems after new cabinetry, tiling, or extensions are installed.
