Our comprehensive service includes everything you need to make an informed decision about your property.
We check walls, ceilings and external masonry for cracking patterns, stepped cracks and separation that can indicate movement. In Fitzroy North’s older homes, we also look for signs of past patching and whether cracking is cosmetic or likely tied to footing, drainage or structural changes.
Where access allows, we inspect the subfloor for dampness, poor ventilation, fungal decay and timber deterioration. Many period homes rely on underfloor airflow, and blocked vents, stored items or ground moisture can lead to bouncy floors, odours and long-term timber damage.
We assess the roof void (if accessible) for water staining, insulation issues, framing concerns and ventilation. Externally, we look at roof coverings, flashings, gutters and downpipes, because small roof leaks can cause hidden damage that becomes expensive after settlement.
Bathrooms, laundries and kitchens are checked for moisture indicators, deteriorated finishes, poor sealing and drainage issues. Renovated Fitzroy North properties can look sharp while hiding leaking showers, failed grout lines or inadequate fall, which can damage subfloors and wall framing.
We review how water moves around the home by checking ground levels, surface drainage, gutters and downpipe discharge points. Poor runoff control can contribute to damp internal walls, subfloor moisture and movement, especially where boundaries are tight and water can’t easily dissipate.
We look for tell-tale indicators of non-integrated renovations such as uneven transitions, mismatched materials, altered load paths and inconsistent finishes. This helps you understand whether the rear extension, deck, studio or internal reconfiguration is likely to perform well or needs further investigation.

Yes. Older Fitzroy North homes can show age-related movement, past repairs and moisture wear that needs careful interpretation. We pay close attention to cracking patterns, subfloor ventilation and damp indicators, plus how any renovations connect to the original structure. The goal is to separate normal ageing from defects that may lead to major repairs or ongoing water damage.
We look for visible signs such as staining, bubbling, swollen skirtings, mould growth and deteriorated sealants, and we assess likely moisture pathways like wet areas, roofs and external drainage. While we don’t remove linings in a standard inspection, our findings can flag where further invasive investigation or targeted moisture testing is sensible before you proceed.
We inspect accessible parts of the building including the exterior, interior rooms, roof covering, roof space (where accessible) and subfloor (where accessible), plus visible site drainage influences. We focus on defects, safety concerns and maintenance issues that affect value and future costs. If access is restricted, we note limitations clearly and recommend next steps.
They can be. Many Fitzroy North homes have rear additions, open-plan changes and updated wet areas, and problems often show up at the junction between old and new. We check for cracking at joins, uneven floors, drainage and moisture warning signs, and any visible workmanship issues. If something suggests a higher risk, we’ll recommend specialist follow-up where appropriate.
As early as you can once you’re seriously considering the property. In Fitzroy North, competitive campaigns can shorten decision time, so booking ahead helps you avoid rushing. Aim to allow enough time to review the report and, if needed, organise follow-up from specialists (such as roofing, plumbing or structural advice) before your final commitment.
