Our comprehensive service includes everything you need to make an informed decision about your property.
We check internal and external cracking in plaster, brickwork and render, noting location, pattern and severity. In Caulfield North renovations, patched areas can mask movement or water entry, so we look closely at corners, window heads, and where extensions meet the original structure.
We inspect bathrooms, laundries and kitchens for early signs such as swollen skirting, lifted silicone, staining, and musty odours. Minor leaks and failed seals can stay hidden behind vanity kickboards and shower screens, so we focus on typical leak points before they become rot or mould problems.
We test operation of doors and windows, check for sticking, misalignment, damaged seals and gaps that allow drafts and water. These “small” defects can indicate frame movement, worn hardware or moisture exposure—common around older timber frames and updated glazing.
From accessible ground and roofline vantage points, we look for slipped tiles, deteriorated pointing, sagging gutters, blocked downpipes and poor discharge points. Minor roof and gutter faults are a frequent source of ceiling stains and eave decay if left unattended.
We assess pathways, patios and driveways for trip hazards, separation, and falls that direct water toward the building. In tightly spaced Caulfield North blocks, poor surface drainage can create persistent dampness against walls and increase the likelihood of internal moisture marks.
Where access allows, we look for ventilation issues, damp soil, minor timber deterioration and signs of water pooling. Early subfloor moisture often shows up as musty odours and bouncy floors, and it can accelerate deterioration of bearers, joists and flooring.

In Caulfield North we often see small cracking in render or plaster, early moisture staining around bathrooms and laundries, and drainage issues where paving falls toward the house. Townhouses can also show minor defects at roof penetrations and box gutters, plus poor sealing around windows. These issues can look cosmetic, but they’re often the first signs of water entry or movement.
Yes. A Minor Property Defects inspection concentrates on smaller, easily overlooked issues that can grow into costly repairs—moisture pathways, function faults, and early deterioration. A full building inspection is broader and typically covers more components in depth. If you’re buying, we can advise whether your Caulfield North property would benefit from combining services based on age, renovation history and observed risks.
Yes. We note the defect, explain why it matters, and highlight items that are likely to worsen quickly—such as active moisture signs, failing sealants, guttering problems and drainage directing water toward the building. Lower-priority maintenance items are also documented so you can plan them over time. This helps you avoid spending money on cosmetics while the real driver of damage continues.
They often do. Older brick homes can show step cracking, deteriorated mortar, and ageing roof drainage components that leak during heavy rain. We also pay close attention to subfloor ventilation (where applicable), dampness at lower wall areas, and changes made during renovations that may have altered drainage or introduced different materials. Small faults around these areas can snowball if not addressed early.
Yes. This service is well suited to catching incomplete or substandard finishing that’s easy to miss during a final walkthrough—silicone gaps, poorly finished paint or patching, loose fittings, minor leaks, and drainage oversights. We document the items clearly so you can raise them with the vendor, builder or agent, and prioritise what needs correction to prevent follow-on damage.
