Our comprehensive service includes everything you need to make an informed decision about your property.
We inspect internal and external stairs for loose treads, uneven risers, damaged nosings, inadequate handrails and poor lighting. These issues are a leading cause of falls and are easy to overlook during a quick open-home walk-through, especially in split-level or renovated Box Hill South homes.
We check accessible balconies and decks for movement, loose boards, trip edges, and balustrade/handrail condition that could create a fall-from-height risk. Where we identify concerns, we flag the need for further assessment by a qualified builder/engineer and note why the risk is significant.
We look for common safety warning signs such as damaged power points, exposed wiring, unsafe DIY connections, and moisture risks around bathrooms, laundries and kitchens. While we don’t perform invasive electrical testing, we identify conditions that warrant immediate review by a licensed electrician.
We assess bathrooms, showers and laundries for slip hazards (surface condition, drainage issues, water escape points) and highlight scald risks where hot water delivery appears uncontrolled or fixtures look outdated. These are everyday hazards that affect families and tenants, not just building defects.
We review accessible garage/carport areas for trip hazards, inadequate lighting, unsafe storage set-ups and pinch/crush risks around doors and tracks. In Box Hill South, where carports and rear-lane/side-drive access are common, clear and safe access matters for daily use.
We check accessible windows and doors for sticking, broken hardware, and risks from damaged or poorly secured glazing. We also note where low-level glass could pose an impact risk and recommend appropriate follow-up, particularly in homes with children or high-traffic living zones.

In Box Hill South we often see hazards related to older construction and later renovations: uneven steps, loose handrails, worn external paths, and decks or balconies with questionable balustrade stability. Electrical risks can also pop up where homes have been updated in stages, such as added power points or lighting. We focus on accessible, practical hazards that could cause falls, shocks or injuries in normal day-to-day use.
A Safety Hazards inspection includes a visual check of accessible electrical components and obvious red flags, such as damaged outlets, exposed wiring, DIY-style connections and moisture-related risks. It is not a substitute for a full electrical compliance test performed by a licensed electrician. If we identify concerns, we recommend the right follow-up so you can confirm safety and compliance before finalising your purchase.
We assess all safe, accessible areas during the inspection. If a deck, balcony or roof-access area can’t be reached safely due to height, locked access or unsafe conditions, we document the limitation and explain what that means for your risk. Where appropriate, we recommend targeted follow-up (for example, a builder or structural specialist) so you can still get clarity before you commit.
Yes. Newer townhouses in Box Hill South often have internal staircases, narrow landings and upper-level balconies where small design or installation issues can create real hazards. We look closely at handrail security, balustrade condition, trip points at stair edges and lighting. Even where the building is relatively new, wear-and-tear or poor workmanship can create risks that should be addressed early.
We document each hazard with clear descriptions and supporting photos so you can discuss the issue confidently with the agent or vendor. The report helps you separate urgent safety items (like unstable handrails or electrical red flags) from lower-risk maintenance. That makes it easier to request repairs, seek credits, or organise quotes with trades before settlement, rather than guessing the scope after you move in.
