Armadale has many renovated pre‑1990 homes where older eaves, wet-area linings and garages can still hide asbestos-containing materials—especially when extensions and updates have been done in stages.

Our comprehensive service includes everything you need to make an informed decision about your property.
We visually assess external sheet products around the roofline and verandahs for age indicators, typical fibre-cement profiles, and deterioration. These areas are commonly disturbed during repainting, roof plumbing works and lighting installations, so identifying suspect sheeting early reduces the chance of accidental fibre release.
Armadale properties often include older garages or outbuildings that have been left untouched while the house was renovated. We inspect wall and ceiling linings, roofing underlays (where visible), and panel sheeting for likely ACMs, and note any damage, water staining or drilled penetrations that increase risk.
We focus on accessible wet-area linings and backing boards where older materials may remain behind newer finishes. Even a modern bathroom can conceal older sheet behind tiles or vanity splashbacks. We record likely ACM locations and advise on safe approaches before any strip-out or plumbing changes.
We look for visual signs of staged renovations—mismatched cornices, unusual sheet joins, older access panels, and original service cupboards. These clues help pinpoint where pre‑1990 sheet products may still be present, so you can plan any works with controlled methods and the right trades.
Where accessible, we visually inspect older fence panels, boundary structures and external partitions for fibre-cement sheets. These can be overlooked during landscaping or fence replacement. We note condition, proximity to foot traffic, and whether damage could lead to airborne fibres.
We document suspected ACMs, their condition (intact, weathered, cracked), and likely disturbance pathways. Because this is a visual-only survey, we also clearly identify where laboratory sampling would be the appropriate next step if you need confirmation for compliance, renovation planning, or contractor requirements.

In Armadale’s older housing stock, we commonly see suspect asbestos in fibre-cement eaves and soffits, wet-area wall linings, laundry partitions, older garages/sheds, and some external cladding or fence panels. Renovations can hide these materials rather than remove them, especially where a new extension was added. A visual survey helps map likely ACM locations so you can manage them safely.
A visual survey is a strong first step because it identifies likely asbestos-containing materials and highlights where disturbance risk sits. If your Armadale renovation involves cutting, sanding, removing linings, or demolishing any suspect sheets, you may need sampling and laboratory testing to confirm asbestos and meet contractor or compliance requirements. We’ll advise which areas warrant confirmation based on what we see.
No. This service is visual-only, meaning we identify materials that appear consistent with asbestos-containing products based on appearance, age, and installation context. We do not cut, drill, or collect samples as part of this inspection. If confirmation is needed, we can recommend the appropriate next step for sampling and testing through a suitable laboratory pathway before any invasive work begins.
Many Armadale properties have been renovated in parts—an updated kitchen, then a bathroom, then a rear extension—while original sections remain. That can leave older fibre-cement sheets in service cupboards, eaves, wet-area backing boards, or garages even when interiors look modern. A visual survey looks for tell-tale change points and patchwork details so you know where “old” materials may still be present.
We document the location, describe the material, and note its condition and likelihood of disturbance. If it’s intact and unlikely to be disturbed, management may be appropriate. If it’s damaged or your plans involve works nearby, we’ll recommend treating it as suspect and arranging confirmation/testing or engaging appropriately qualified asbestos professionals for removal. We also outline practical do’s and don’ts to reduce risk.
