Our comprehensive service includes everything you need to make an informed decision about your property.
We look for signs of failed waterproofing, shower recess deterioration, swollen skirtings, moisture staining, and silicone/grout breakdown. In St Kilda East renovations, wet areas can be recently retiled without proper waterproofing—catching early indicators can prevent expensive rectification after you buy.
We identify cracking patterns, stepped brick cracks, patch repairs, and door/window misalignment that can indicate movement or structural stress. This is especially important in older St Kilda East homes and flats where repairs may have been cosmetically covered but the underlying cause remains.
We check visible roof elements, flashings, box gutters where accessible, downpipes, and signs of past overflow or water tracking. Poor roof drainage can drive ceiling staining and hidden timber decay, particularly after heavy rain when gutters can back up.
For houses with subfloor access, we assess ventilation, damp soil conditions, timber bearers/joists, and signs of fungal decay or termite activity. Even if an underfloor isn’t fully accessible, we note limitations and visible indicators to help you decide on further investigations.
We identify visible safety concerns such as damaged cabling, non-compliant DIY work indicators, inadequate clearances, and safety switch presence (where observable). Many older St Kilda East properties have had piecemeal upgrades, so we highlight items that warrant an electrician’s assessment.
We look at balcony surfaces, drainage points, door thresholds, cracks, and signs of water ingress around external openings. St Kilda East apartments can have shared façade and balcony detailing; early warning signs help you ask the right strata questions before exchanging contracts.

Yes. We inspect the unit’s internal areas plus accessible external elements such as balconies/terraces and visible building components where permitted. In St Kilda East walk-up flats, we pay close attention to wet areas, cracking at internal corners, window and door seals, and any moisture signs on party walls. We also note what falls under strata responsibility so you can follow up with the owners corporation records.
Cosmetic cracking is often fine hairline plaster cracking without associated movement, while more serious concerns can include stepped cracking through brickwork, widening cracks, or doors and windows sticking due to misalignment. During the inspection we document the crack type, location and likely significance. Where the pattern suggests movement or structural stress, we recommend further assessment before you commit.
We look for visible evidence of termite activity, timber damage and conditions that increase risk such as damp subfloors, leaking wet areas, and timber-to-ground contact. If the property layout or stored items restrict access, we document those limitations and advise on next steps. If risk indicators are present, a targeted pest inspection or further invasive investigation may be recommended.
Renovations can hide problems rather than fix them. In St Kilda East we often see wet areas retiled with limited waterproofing evidence, poor ventilation leading to persistent moisture, and patch repairs over cracking. On the exterior, altered drainage, missing overflow provisions, or balcony detailing can create water entry points. Our inspection focuses on the visible indicators that suggest shortcuts or incomplete rectification.
Booking depends on availability and property access, but we aim to schedule inspections as promptly as possible to suit contract timeframes. You receive a detailed written report with photos and clear descriptions of major defects, minor defects, safety concerns, and maintenance items. We also explain the practical implications so you can decide whether to proceed, renegotiate, or seek specialist quotes.
