Our comprehensive service includes everything you need to make an informed decision about your property.
We inspect tiles or metal roofing, ridge capping, valleys, flashings and gutters for signs of leaks, rust, loose fixings and overflow staining. In Pennydale, wind-driven rain and coastal corrosion can turn minor roof defects into ceiling damage, mould and insulation saturation.
For homes with suspended floors, we check vents, airflow, ground clearance, drainage and evidence of moisture, rot and borer activity. Poor underfloor ventilation can lead to cupped floors, musty odours and ongoing timber repairs that are costly to rectify after purchase.
We assess cracking patterns to help distinguish cosmetic settlement from movement that may require further structural advice. In Pennydale, reactive clay and changed drainage around extensions can contribute to movement, so we look closely at brickwork, lintels, cornices and door alignment.
We check bathrooms, laundries and kitchens for moisture staining, swollen skirting, loose tiles, failed silicone, shower recess deterioration and inadequate falls. Renovated wet areas can look new but still leak into walls and subfloors, so we focus on the typical early warning signs.
We note visible concerns such as outdated switchboards, unsafe DIY modifications, missing safety switches (where observable), and damaged fixtures or exposed wiring. Many older Pennydale homes have had piecemeal upgrades, and identifying obvious safety risks early helps you plan urgent works.
We assess surface drainage, downpipe discharge, ponding areas, paving levels and garden beds against walls. Poor drainage can drive moisture into the building and worsen movement on clay soils, so we identify practical improvements that can prevent ongoing damage.

In Pennydale we often see a mix of age-related wear and renovation shortcuts. Common findings include roof plumbing and flashing issues, moisture around older bathrooms or newly tiled showers, cracking that suggests drainage or reactive clay movement, and underfloor damp where ventilation is limited. We also flag obvious electrical safety concerns and external drainage problems that can drive ongoing moisture into the home.
Yes. For townhouses and units, we inspect the areas that are accessible and within the property, including internal finishes, wet areas, balconies or courtyards (where present), and roof space access if available. We also comment on visible common property concerns such as drainage or external cracking where it may affect the dwelling. If strata records are needed, we can advise what to request.
Timeframes vary with the size, age and access of the property, but most inspections take long enough to methodically check all accessible areas and document defects. You receive a detailed report with photos, clear descriptions and a practical priority list. We also talk you through the key risks so you understand what’s urgent, what to monitor, and where specialist advice may be worthwhile.
Many mid-century homes in the Pennydale area may contain asbestos in eaves, wet area linings, old vinyl flooring or external sheeting. During the inspection we identify materials that are visually suspicious and note their typical locations and condition. We don’t confirm asbestos without laboratory testing, but we’ll recommend testing and safe management steps before any renovations or removal work.
Yes, because auctions are unconditional and you may not have time to investigate once bidding starts. A pre-purchase inspection helps you set a realistic maximum bid based on the property’s condition, likely repair costs and any safety issues. If access is limited before auction, we can advise what can be assessed and what follow-up checks to prioritise if you become the successful bidder.
