Our comprehensive service includes everything you need to make an informed decision about your property.
We visually check eaves, verandah linings, gable ends and other external sheeted areas where asbestos cement was commonly used. Condition matters: cracked, water-stained or drilled sheets are more likely to release fibres if disturbed during gutter, electrical or repainting works.
Bathrooms, laundries and older kitchens are assessed for suspect wall and ceiling linings, particularly behind fixtures and around plumbing penetrations. We note damaged edges, cut-outs and previous patching, which can indicate past disturbance and higher risk during planned strip-outs.
We inspect accessible ceilings, cornices and manholes for materials that may contain asbestos and for signs of previous works. Even if the ceiling looks modern, older layers can remain above or around access points, so we document what’s visible and what needs caution.
We look for indicators of older vinyl tiles/sheet vinyl systems and likely asbestos-backed underlay or adhesives at edges, transitions and lifted sections where accessible. This helps you avoid grinding, sanding or pulling up floors without the right containment plan.
Many Murrumbeena properties have older sheds, garages or lean-tos that used fibro cement sheeting. We visually assess walls, roofs (where safely visible), and internal linings to highlight likely asbestos before you clean out, repair storm damage, or demolish.
You receive a practical list of suspect asbestos-containing materials, their likely type, their observed condition, and their exact location (room/area). We also include clear guidance on when to seek laboratory testing and when licensed removal is the safer option.

Murrumbeena has many homes and unit blocks built or updated across the 1950s–1980s, when asbestos-containing products were widely used. Renovations often uncover older eaves linings, wet-area wall sheets, vinyl flooring systems or shed cladding. A visual survey helps you identify likely asbestos locations and their condition so you can avoid disturbing them and organise sampling or licensed removal before any demolition or sanding.
A visual asbestos survey flags materials that look like they may contain asbestos based on age, location and appearance. It does not confirm asbestos content because confirmation requires sampling and laboratory testing. If you need certainty for renovation approvals, demolition planning, or contractor requirements, we’ll recommend where targeted sampling would be most useful and which areas should be treated as asbestos until proven otherwise.
We focus on places where asbestos was commonly installed: external cement sheeting (eaves/soffits and wall cladding), wet-area wall and ceiling linings, older ceiling systems and access points, and outbuildings such as sheds and garages. We also screen for indicators of older vinyl flooring and underlay where edges or transitions are visible. The goal is to map likely asbestos so you can manage it safely.
Yes. Renovations in Murrumbeena often modernise kitchens and bathrooms while leaving original eaves, older wall substrates, or backyard structures untouched. It’s also common for new linings to be installed over older materials, or for asbestos cement sheets to remain in less-visible areas like garages, laundries, and verandahs. A visual survey helps distinguish newer finishes from older layers and highlights where concealed materials may still be present.
First, avoid disturbing it—don’t drill, sand, cut, pressure-wash or remove it. If the material is in good condition, management may involve sealing/encapsulation and monitoring. If it’s damaged, friable, or in the way of planned works, arrange advice from an appropriately licensed asbestos professional and consider sampling for confirmation. For removal, use a licensed asbestos removalist and follow Victorian safety requirements for containment and disposal.
