Our comprehensive service includes everything you need to make an informed decision about your property.
We check internal and external cracking patterns, brickwork separation, uneven floors and door misalignment to identify signs of settlement or slab movement. This matters in Moorabbin East because both older homes and newer townhouses can show movement that affects structural performance and future repair costs.
We inspect bathrooms, showers, laundries and adjoining rooms for moisture staining, swelling, mould indicators and ventilation issues. We also assess lower wall areas and garages where poor drainage can cause rising damp or water ingress, helping you avoid expensive rectification after settlement.
We examine roof coverings, flashings where visible, gutter fall, downpipe connections and overflow points. Faulty stormwater management often leads to dampness and foundation movement, so we flag issues that can cause ongoing water problems around the home.
For homes with underfloor access, we check ventilation, bearer and joist condition, evidence of moisture, and pest activity indicators. Poor airflow and lingering damp can drive timber deterioration and attract pests, so identifying these conditions early supports better buying decisions.
We look for common red flags in updated Moorabbin East homes: uneven tiling, poor drainage to showers, patched cracks, altered walls, and signs of non-compliant or DIY work. This helps you understand whether a ‘renovated’ property is genuinely improved or simply cosmetically refreshed.
We test and visually assess items such as steps, balustrades, wet area sealing indicators, windows, external cladding where applicable, and basic site drainage. The goal is to identify hazards and functional defects that can affect liveability and insurance or maintenance costs.

In Moorabbin East we tailor the inspection to the property type. For older houses we pay close attention to subfloor moisture, ageing roof drainage, cracking and the condition of timber elements where accessible. For townhouses and newer builds we look for workmanship issues, wet area moisture indicators, drainage fall, and any signs that cosmetic finishes may be hiding defects. Your report explains what’s urgent and what’s preventative maintenance.
Yes. Many buyers are interstate or working during access times. We can complete the inspection with the selling agent present and then provide a detailed report with photos and clear descriptions. After you’ve read it, we can talk through the key findings by phone so you understand the implications before your cooling-off period or finance deadlines. Call 0485 857 077 to organise access.
Yes. We clearly separate major defects, minor defects and maintenance items, and we explain the likely consequences if issues are left unresolved. While we don’t provide formal quotes, we give practical guidance on what typically requires urgent attention, what may need specialist trades, and what is normal wear for the property’s age. This makes it easier to negotiate based on evidence rather than guesswork.
Renovations can be excellent, but we often see problems hidden behind fresh paint and new cabinetry. We check for moisture indicators around bathrooms and laundries, inadequate ventilation, uneven finishes that suggest rushed work, and drainage or sealing issues that can lead to leaks. We also look for cracking that has been patched without addressing the cause, so you know whether repairs are cosmetic or ongoing.
Book as soon as your offer is accepted or as soon as you know you want to proceed with the property. Moorabbin East listings can move quickly, and you’ll want enough time to review the report and act within any contract conditions, cooling-off period, or finance deadlines. If you’re unsure about timing, contact ACE Building and Pest Inspections and we’ll help plan an inspection window that fits your purchase schedule.
