Our comprehensive service includes everything you need to make an informed decision about your property.
We check internal and external cracking patterns, including around windows, doors and extension junctions, to help you distinguish cosmetic settlement from movement that may indicate footing or drainage issues common in older Doveton builds.
Bathrooms, laundries and kitchens are inspected for moisture staining, swollen skirting, lifting tiles, mould and poor silicone junctions. These clues often point to waterproofing failure or slow leaks that can be costly after settlement.
We inspect accessible roof voids for signs of leaks, water staining, sagging members and inadequate ventilation. Older roofs and patched repairs can hide ongoing water entry that only shows up during heavy rain.
For properties with raised floors, we assess subfloor ventilation, dampness, timber condition and evidence of past flooding or plumbing leaks. Poor airflow and persistent moisture can drive timber decay and attract termites.
We look at how the block sheds water, including downpipe discharge points, surface drainage and areas where gardens or paving direct water toward the house. This directly affects damp issues, slab edge moisture and long-term movement risk.
We identify visible concerns often seen in quick turn-around renovations, such as uneven floors, poorly finished openings, balustrade/handrail issues and unsafe access points. These items can affect insurance, lending and your renovation budget.

Yes. Doveton has plenty of older homes and properties that have been updated over time, sometimes with variable workmanship. A pre-purchase inspection helps you spot red flags such as movement cracks, water ingress around bathrooms, and issues where extensions meet the original structure. It also highlights drainage and moisture conditions that can worsen quickly after you move in.
Your report will separate major defects, minor defects and maintenance items, with photos and clear explanations. Use the major defects and high-risk items to guide negotiations, request repairs, or adjust your offer. The maintenance section is useful for budgeting and planning what to fix first. If anything is unclear, we’ll talk you through priorities and likely next steps.
Where safe and accessible, yes. We’ll inspect accessible roof areas and roof spaces for leak evidence, staining and structural concerns, and we’ll assess subfloors on raised homes for dampness, ventilation and timber condition. If access is limited due to height, stored items or locked hatches, we’ll note the limitation and recommend what to do next so you’re not left guessing.
We commonly see moisture-related issues from poor drainage or aging wet areas, cracking that may reflect movement or long-term settlement, and renovation shortcuts such as uneven finishes or poorly detailed openings. Another frequent issue is downpipes discharging too close to the house, which can increase dampness and contribute to cracking over time. Each property is different, so the inspection focuses on what’s visible and accessible on the day.
Most inspections take a few hours depending on the property size, access and condition. The key thing you can do is make sure the agent provides access to the roof space, subfloor (if applicable), garage and any outbuildings. If the home is tenanted, confirm access arrangements in advance. We’ll handle the inspection systematically and then provide findings you can act on.
