Our comprehensive service includes everything you need to make an informed decision about your property.
We inspect internal and external walls, ceilings and junctions for cracking patterns, separation and distortion that can indicate footing movement or frame issues. In Dandenong South, we also consider how nearby heavy vehicle traffic and older renovations can contribute to stress points, then note likely causes and recommended next steps.
We examine roof materials where visible, ridge capping, valleys, penetrations and flashings, then assess gutters and downpipes for blockages, corrosion and overflow staining. Roof and gutter problems often present first as ceiling marks or swollen cornices, so we link external defects to internal symptoms.
We check bathrooms, laundries and kitchens for leaking taps, failed silicone, loose tiles, swelling/skirting damage and moisture indicators where accessible. This matters because hidden leaks can damage subfloors, wall framing and cabinetry, and can drive mould issues that become expensive to rectify.
For homes with subfloor access, we inspect for damp soil, inadequate ventilation, timber decay indicators, ant capping issues and plumbing leaks. Subfloor conditions affect floor levels, musty odours and long-term timber performance, so we document any red flags and access limitations clearly.
We check cladding condition, joints and seals, plus window frames, sills and door clearances for signs of water entry or building movement. Sticking doors, uneven gaps and deteriorated seals can point to underlying movement or ongoing moisture exposure that buyers should factor into repairs.
We review ground levels, paving fall, drainage points and visible retaining elements for signs of ponding, erosion or water being directed toward the building. In Dandenong South, getting stormwater away from the house is critical to reducing damp issues and protecting footings over time.

In Dandenong South we often see moisture-related defects from poor surface drainage, ageing gutters or failed wet-area seals, plus cracking around openings that can suggest movement or renovation stress. We also regularly note roof and external finish wear, especially where properties are more exposed or near busy roads. Your report will separate minor maintenance from defects needing urgent attention or specialist follow-up.
We inspect both. Newer townhouses can still have defects such as incomplete sealing, poor stormwater detailing, roof flashings that allow leaks, and workmanship issues around windows and balconies (where present). Older homes can have different risks like subfloor dampness, worn roofing and older wet-area construction. We tailor the inspection to the building type and note any access limits on the day.
Your report documents observed defects, safety concerns and maintenance items, supported by photos and clear descriptions. We grade issues by seriousness and explain likely consequences if left unresolved, along with practical recommendations. Use it to negotiate repairs or price, to plan a maintenance budget, and to decide whether you need further specialist advice (for example, plumbing or structural engineering) before proceeding.
Yes. Some blocks and infill sites can have flat areas or poorly directed stormwater, which increases the chance of ponding near walls, damp subfloors and staining to internal finishes. We check ground levels, drainage points, downpipe discharge and visible signs of past moisture. If we see concerning patterns, we’ll outline practical steps and whether further drainage assessment is sensible.
We can often accommodate tight timelines, but availability depends on access and the property schedule. The key is booking as soon as the contract is available and arranging agent/vendor access for all areas we can reasonably inspect. If certain areas are inaccessible on the day (locked subfloor, blocked roof access), we’ll record the limitation and explain how it affects certainty and risk.
