Our comprehensive service includes everything you need to make an informed decision about your property.
We check for step cracks in brickwork, cracking at plaster joints, door/window binding and uneven floors—common early signs of slab movement on reactive soils. These clues help you understand whether cracks are cosmetic or worth further engineering advice before you commit.
We inspect falls around the home, visible stormwater connections, downpipe discharge points and signs of ponding near the slab edge. In Cranbourne East estates, incorrect paving levels and poor drainage can drive moisture into walls and lead to mould, damp odours and timber decay.
Rendered finishes and feature cladding can hide cracking and water entry. We look for gaps around penetrations, sealant failures, staining, and areas where landscaping or paths may bridge the damp-proof course, increasing the chance of rising damp and concealed damage.
We check accessible roof space areas, roof covering condition from ground level where possible, flashings, valleys and gutters for overflow evidence. Even newer roofs can have installation issues that show up as water staining in the roof space or ceiling cornices after heavy rain.
Bathrooms, ensuites and laundries are inspected for swollen skirting, loose tiles, silicone failure, water staining and signs of past patch repairs. We pay close attention to showers and hobless entries, as slow leaks can damage subfloors, wall framing and adjacent rooms.
Where accessible, we assess ventilation and look for condensation, mould growth and damp insulation. Modern, tightly sealed homes in Cranbourne East can trap moisture, so we look for extraction fan effectiveness, roof space dampness indicators and any musty odours that suggest ongoing issues.

Yes. Many Cranbourne East homes are relatively new, but build quality can vary and issues often relate to installation rather than age. We commonly see drainage and paving levels too high against walls, shower sealant failures, roof space condensation and minor movement cracking on slab homes. A pre-purchase inspection helps you separate cosmetic defects from items likely to become a repair project after settlement.
Your report summarises the condition of accessible parts of the property and highlights defects, safety concerns and maintenance items. We include photos, location notes and recommendations on what to do next, such as monitoring, urgent repair, or getting a specialist quote. The goal is to give you clear, buyer-focused information you can act on before contracts become unconditional.
Yes. We inspect townhouses and double-storey properties and pay close attention to items that can be harder to spot in tighter developments—roof and gutter overflow evidence, balcony and upper-level wet areas, wall junction cracking, and drainage along side paths. Access can vary due to height and locked areas, so we note any restrictions in the report and advise practical next steps.
Alfresco slabs, adjacent paving and backyard landscaping can create water and pest risks if levels are incorrect or if garden beds sit against the wall. We look for bridging of weepholes, damp staining at lower walls, poor falls that direct water toward the house, and timber stored against fences or the building. These issues are fixable, but they’re important for budgeting and negotiation.
Book as early as possible—ideally before signing, or during the cooling-off period if that’s your only window. In fast-moving Cranbourne East listings, buyers often need clear answers quickly to avoid waiving protections. We’ll help you choose a suitable inspection time with the agent or owner, and you’ll receive findings presented in a way that supports timely decisions.
