Our comprehensive service includes everything you need to make an informed decision about your property.
We inspect accessible slab edges, perimeter brickwork and internal floor levels for indicators of footing movement, including stepped cracking, gaps at skirtings, and doors that bind. These signs can point to ongoing settlement or heave that may worsen if water management isn’t addressed.
We distinguish between minor shrinkage cracks and cracking that suggests structural stress, such as diagonal cracking from window corners, separation at wall junctions, and bulging masonry. We record locations and characteristics so you can understand whether movement appears active or long-standing.
We visually inspect roof space access (where safe and accessible) for sagging ridge lines, under-sized or altered members, damaged trusses/rafters, and signs of moisture-related timber deterioration. Roof framing defects can lead to deformation, ceiling cracking and, in severe cases, loss of structural capacity.
For raised floors, we assess visible bearers, joists, ant caps, supports and ventilation. We look for unevenness, rot, corrosion, or inadequate support that can cause bounce, slope and progressive distortion throughout the home.
We check visible site drainage cues—downpipe discharge points, ponding near the perimeter, overflow staining, and dampness in subfloors or walls—because uncontrolled water is a common driver of clay soil movement and timber decay in structural elements.
Clayton South homes are often renovated or extended. We look for signs that structural walls have been modified, beams installed without adequate bearing, or lintels are failing. Identifying compromised load paths early helps avoid expensive rectification after settlement.

In Clayton South we often see issues that relate to ground movement and water control, such as stepped brick cracking, separation at wall junctions, and doors/windows going out of square. We also commonly find roof structure concerns in older homes—sagging members, moisture-related timber damage, or DIY alterations. Each property is different, so we focus on the visible evidence and how it links to likely causes.
A visual structural inspection is the right starting point to identify red flags and prioritise risks. If we observe signs of significant movement, compromised roof framing, or altered load-bearing elements, we may recommend further assessment by a structural engineer for calculations, monitoring, or design of rectification. Our role is to help you decide whether specialist investigation is justified before you proceed.
We inspect accessible internal and external areas, focusing on structural components and symptoms: walls, ceilings, floors, the building perimeter, roof space access (when safe), and subfloor access (where present). We also look for site factors that contribute to defects, such as poor stormwater discharge and dampness affecting structural timbers. We document what we can see and note limitations where access is restricted.
Clayton South has plenty of renovations and infill builds where original homes have been extended or reconfigured. Risk increases when load-bearing walls are removed without adequate beams or bearing points, or when new work is tied into old footings that move differently. We pay close attention to junctions between old and new construction, crack patterns around openings, and any signs that the load path has been altered or overstressed.
We visually note obvious safety hazards and visible issues that can relate to structural damage, such as leaks contributing to movement or rot. However, formal plumbing and electrical compliance testing requires appropriately licensed trades and specific testing methods. If we see indicators that plumbing leaks or electrical defects may be present, we’ll recommend targeted follow-up so you can get the correct compliance checks completed.
