Our comprehensive service includes everything you need to make an informed decision about your property.
We inspect bathrooms, laundries, kitchens, wardrobes, window reveals and external-wall corners where mould commonly establishes first. These junctions often show early warning signs such as spotting, paint bubbling, or musty odour before the problem becomes widespread.
We check for moisture indicators around showers, vanities, toilets, laundry taps, hot water units and visible pipework. This helps distinguish surface condensation issues from plumbing or waterproofing leaks that can feed mould inside wall cavities.
We assess how air is moving through the home, including exhaust fan operation, window use, and areas where furniture blocks airflow. In Caulfield apartments and renovated homes, limited natural ventilation can make condensation a primary driver of mould growth.
For homes with raised floors, we look for damp subfloor conditions, poor ventilation, and signs of moisture migration that can affect timbers and floor coverings. Subfloor damp can also contribute to persistent musty smells inside the living areas.
We review visible roof drainage and exterior details that often cause localised dampness, including blocked gutters, downpipe discharge points, and ground levels that hold water against walls. These issues can keep internal wall sections damp and susceptible to mould.
Your report documents mould-affected areas, moisture contributors, and practical next steps such as ventilation improvements, maintenance priorities, and when specialist mould remediation testing or repair trades may be needed. Recommendations are tailored to the property type common in Caulfield.

Caulfield properties often deal with winter condensation, steamy bathrooms, and rooms with limited airflow (especially built-in robes and south-facing spaces). Renovations can also tighten a home’s envelope, reducing natural ventilation. In apartments, shared walls and restricted cross-breezes can keep humidity high. Our inspection focuses on where mould is present and what moisture source is feeding it.
Yes. Mould frequently develops where furniture is placed hard against external walls, particularly in cooler months. During the inspection we check accessible edges, corners and wall junctions for spotting, staining, paint breakdown and musty odours. If access is limited, we note the constraints and explain what to move or re-check. We also assess airflow and condensation drivers in the room.
It will help you decide the next step. We document where mould is visible or suspected and identify likely moisture contributors such as bathroom ventilation problems, plumbing leaks, or damp coming from outside. If the issue looks superficial, we’ll outline practical control measures. If it appears widespread or persistent, we’ll recommend appropriate remediation and the types of trades to investigate repairs.
Often, yes. Raised-floor homes can develop damp subfloor conditions if ventilation is poor, drainage is directing water under the house, or ground levels sit too high. That moisture can travel upward, contributing to musty odours, mould-prone corners and floor covering issues. Where access is available, we assess the subfloor environment and note any conditions that can keep the structure damp.
You’ll receive a detailed report outlining areas inspected, mould-affected locations, moisture indicators, and practical recommendations to reduce recurrence. Many clients use the report to plan targeted repairs, guide ventilation improvements, support negotiations during a purchase, or document issues for a landlord or body corporate. We aim to make the findings clear so you can act quickly and confidently.
