Our comprehensive service includes everything you need to make an informed decision about your property.
We scan roof coverings for cracked or slipped tiles, corrosion, dents, lifted sheet edges, and patch repairs. This matters in Moorabbin where older tiles can fatigue over time and newer metal roofs can show early rusting at cut edges and fixings if coatings are compromised.
We inspect ridge lines, hips and gables for deteriorated mortar, gaps, and movement that can allow wind-driven rain in. Drone imagery helps identify sections that may need re-pointing or re-bedding before leaks track into ceilings.
Valleys are common leak points on complex two-storey roofs. We look for debris accumulation, rusting, separation at joins, and signs of water overflow paths that can occur after storms or when nearby trees drop material into roof channels.
We examine flashings around chimneys, skylights, solar, plumbing vents and other penetrations for lifting, splitting, gaps and sealant failure. These details are often missed from ground level but are frequent sources of intermittent leaks.
Where visible, we assess gutter alignment, overflow risk points, leaf build-up, and water staining around box gutters and parapets. This is especially relevant for Moorabbin townhouses where box gutters can overflow into eaves if outlets are restricted.
We look for signs of wind uplift at edges, displaced cappings, impact marks, and damaged verge/edge detailing. Two-storey roof edges are exposed and harder to inspect safely, yet small defects here can lead to water entry behind fascia and into wall cavities.

Yes. Many Moorabbin homes still have older terracotta or concrete tiles where ridge pointing, valleys and cracked tiles can fail gradually and only leak during wind-driven rain. A drone assessment provides close-up images across the whole roof surface, ridges and junctions so you can prioritise repairs and avoid chasing intermittent leaks from inside.
In most cases, yes—where the box gutter and outlets are visible from above. We look for debris build-up, low points, joint separation and staining that suggests overflow or ponding. Box gutters can be unforgiving in heavy rain, so identifying restrictions and alignment issues early helps prevent water tracking into eaves and internal walls.
You receive a detailed report with annotated photos showing the roof areas inspected, the defects observed, and why they matter. We note likely entry points for water, maintenance items to monitor, and repair recommendations you can take to a roofer or roof plumber. It’s designed to be easy to act on for buying, selling, or maintenance planning.
They can. Leaf litter commonly collects in valleys and gutters, which can force water to back up under tiles or into box gutters. During the drone assessment we pay close attention to debris build-up, overflow paths and areas where moisture can sit against metalwork. If vegetation is contributing to blockages, we’ll flag it and suggest practical next steps.
Yes. Strong winds, heavy rain, or poor visibility can affect safe flight and image clarity. If conditions aren’t suitable, we’ll discuss rescheduling so you still get reliable results. We also consider surrounding obstacles such as power lines and tight boundaries typical of some Moorabbin streets to plan a safe flight path.
