Our comprehensive service includes everything you need to make an informed decision about your property.
We inspect ceilings, cornices, window reveals, skirtings, wardrobes and behind accessible furniture for visible mould, spotting and discolouration, including areas that commonly get missed during open homes.
We look for leaking showers, failed silicone, grout breakdown, swollen cabinetry and exhaust performance—common drivers of recurring mould around wet areas and adjoining bedrooms.
For homes with raised floors, we check for subfloor ventilation issues, damp soil, plumbing drips and timber staining, because persistent under-house moisture can lift humidity through the floor and into living spaces.
We check for water staining, damp insulation, roof plumbing leak signs and condensation pathways, as hidden roof-space moisture often presents as mould blooms on ceilings and in corners.
We assess where water is likely to collect: blocked gutters, downpipe discharge points, negative fall, garden beds against walls and inadequate clearance. These conditions can keep wall bases damp and feed mould inside.
We photograph affected areas and describe likely moisture contributors, so you can brief a remediator, builder or plumber with specific locations and priorities rather than guessing where the problem starts.

They can be. Shaded walls and roofs dry more slowly, and leaf litter can contribute to blocked gutters and overflow, which keeps areas damp. In Guys Hill, larger gardens and denser vegetation can also reduce airflow around the building. During an inspection we look for dampness indicators, drainage paths and ventilation limits that increase mould likelihood in bathrooms, bedrooms and subfloors.
Often, yes. Fresh paint can hide staining, but we look for tell-tale signs such as uneven sheen, recurring spotting at corners, swollen plaster, soft or blistered paint, and moisture patterns around windows and wet areas. We also check the surrounding conditions—like ventilation and drainage—because mould usually returns quickly if the moisture source hasn’t been addressed.
High-risk areas include bathrooms (shower recess edges, ceilings), laundries, kitchens, wardrobes on external walls, bedrooms with poor window ventilation, and around window frames where condensation forms. We also pay attention to corners behind furniture and any room that feels closed-up or musty. The report notes where mould is present and what’s likely driving the moisture.
They can. Older sections may have limited insulation and ventilation, while newer extensions can change airflow patterns and create cold junctions where condensation forms. Differences in floor levels, rooflines and drainage can also introduce leak points. We assess transitions between old and new, check wet areas near renovated spaces, and note construction details that can trap moisture.
We outline the affected areas and likely moisture sources, then recommend practical next steps such as improving ventilation, repairing leaks, adjusting drainage, or engaging a qualified mould remediator for safe cleaning where needed. The goal is to stop regrowth, not just remove visible mould. If you’re buying, the findings can guide negotiations and help you budget realistically for rectification.
