Our comprehensive service includes everything you need to make an informed decision about your property.
We inspect accessible exterior wall sheets, eaves linings and soffits for fibre-cement profiles and ageing patterns consistent with asbestos-era products, because these areas are commonly drilled for lighting, security cameras and repainting.
We visually assess older outbuildings and boundary structures for fibro sheet panels and cement products that may contain asbestos, which matters because these are frequently cut, replaced or pressure-cleaned during tidy-ups.
Where accessible, we check bathrooms, laundries and toilets for suspect wall/ceiling linings and water-damaged sheeting, as disturbed wet-area linings can release fibres during re-tiling and plumbing works.
We look for older sheet vinyl, tiles and black mastics consistent with pre-1990 installations in kitchens, laundries and entries, helping you avoid grinding, ripping or sanding that can disturb asbestos-containing underlays or adhesives.
We examine accessible areas around manholes, exhaust fans, ducting penetrations and old insulation/lagging indicators, as these are common points where trades work and where older materials may have been disturbed previously.
For each suspect material we note whether it appears intact, weathered, painted, cracked or previously cut, because the immediate management approach changes depending on condition and likelihood of disturbance.

Yes—many Forest Hill homes and add-ons built before 1990 can still include asbestos-era fibre-cement sheeting, wet-area linings, or older vinyl flooring systems. A visual survey helps identify where those materials are likely to be, especially in eaves, sheds and renovated kitchens/bathrooms where older layers may remain. It’s a practical step before buying or starting works that could disturb materials.
It identifies suspect materials based on appearance, typical building use and condition, but it does not confirm asbestos content without laboratory analysis. If we find materials that look consistent with asbestos-containing products, we’ll explain why they’re suspected and what the next step should be. Confirmation typically requires sampling and NATA-accredited lab testing arranged through appropriate channels.
We focus on accessible areas inside and outside the property. This includes visible wall and ceiling linings, wet areas, flooring indicators, eaves and soffits, garages/sheds, and other common asbestos locations. We also look at penetrations and areas that are often worked on by trades. If an area is locked, heavily stored, or unsafe to access, we’ll note the limitation and suggest options.
Renovations often expose older layers. In Forest Hill, we commonly see suspect materials around eaves and external sheets, older garages/sheds, wet-area linings behind tiles, and older vinyl flooring systems in laundries and kitchens. Risk increases when people start sanding, drilling for new cabinetry, or removing old splashbacks and tiles. A visual survey helps you identify these zones before works begin.
Yes. A Visual Asbestos Survey can be arranged as part of your due diligence so you understand the likely asbestos management needs before you commit. For pre-purchase situations, we focus on the practical risk: where suspected materials are located, their condition, and what activities would disturb them. This helps you plan renovations, assess potential costs, and decide if further testing is required.
