Croydon has plenty of pre-1990 weatherboards, brick veneers and renovated family homes where older eaves, wet-area linings and garage sheets can still contain asbestos—especially where DIY updates have disturbed materials.

Our comprehensive service includes everything you need to make an informed decision about your property.
We visually inspect accessible eaves and soffit sheets for tell-tale asbestos-cement profiles, joints, edge deterioration and previous patching. These areas are frequently disturbed during gutter replacement, roof repairs and external painting.
We assess bathrooms, laundries and toilets for older fibre-cement sheeting, backing boards and tiled-wall substrates that may contain asbestos. Wet areas are high-risk during re-tiling, waterproofing upgrades and exhaust fan installation.
We examine walls, ceilings and roof sheets in garages and outbuildings for older cement sheeting and corrugated profiles. These spaces are commonly DIY-renovated, and damaged panels can release fibres if cut, drilled or sanded.
We look at meter boxes (where safely accessible), heaters, pipe penetrations, manhole surrounds and older wall linings for suspect boards and lagging-style materials. Penetrations are where asbestos products are often cut or damaged over time.
We visually identify older vinyl sheet flooring, underlay styles and black mastic-type adhesives that can be associated with asbestos in older homes. We also note areas where lifting or grinding could create dust exposure.
We document cracks, friable edges, water damage, flaking paint, drilled holes and recent renovation marks. Condition is critical: intact sealed materials are managed differently to deteriorated or disturbed suspect ACMs.

In Croydon, we commonly see suspect asbestos-cement products in eaves/soffits, older wet-area linings behind tiles, and garages or backyard sheds that haven’t been updated. We also pay attention to older vinyl flooring and adhesives, plus penetrations around heaters, pipes and meter areas. The survey focuses on accessible areas and highlights anything that should be treated as suspect until proven otherwise.
A visual survey is a strong starting point because it identifies where asbestos is likely and where disturbance risks sit. If you’re removing or cutting any suspect material (for example, stripping a laundry, replacing eaves, or demolishing a garage), you’ll usually need sampling and lab testing to confirm. We’ll explain which items are suitable for testing and what precautions to take before any work starts.
This service is visual identification only. We don’t take samples as part of the visual survey because sampling can disturb materials and needs controlled methods. If we find suspect ACMs and you need confirmation, we’ll recommend the next step and help you understand what type of testing is appropriate. Until confirmed, any suspect material should be treated as asbestos and left undisturbed.
It’s common in Croydon for renovations to focus on kitchens and living areas while laundries, toilets and external eaves remain original. That mix can increase risk because trades and owners assume everything is “updated” and start pulling linings or drilling into backing sheets. A visual survey maps the older zones, highlights suspect materials by location, and helps you plan safe upgrades without surprises.
If suspect materials are intact, sealed and not being disturbed, management may involve leaving them in place, keeping them painted/sealed, and avoiding drilling or sanding. The key is preventing damage and controlling access during maintenance. We’ll note condition issues like cracking, moisture damage or friable edges, which can change the management approach and may justify testing or specialist removal advice.
