Our comprehensive service includes everything you need to make an informed decision about your property.
We identify crack patterns and locations that can indicate footing movement, differential settlement or lintel issues, then check whether cracking aligns with doors/windows sticking, floor level changes or separation at junctions.
For properties with a subfloor, we look for slumping stumps, deteriorated ant caps, damaged bearers/joists, inadequate ventilation and moisture signs that can lead to structural sagging and long-term distortion.
We visually inspect accessible roof framing for sagging ridge lines, cracked or cut members, inadequate bracing, water staining and termite-like damage indicators, because roof-frame defects can compromise the entire load path.
We check wall plumbness where practical, separation at corners, articulation joint performance on newer builds, and any evidence of patch repairs, as these can point to ongoing movement rather than cosmetic shrinkage.
We inspect bathrooms, laundries and kitchens for signs of leaks and water damage that can rot timbers, swell flooring substrates and weaken supports, especially around showers, vanity walls and plumbing penetrations.
We note visible issues that can create immediate risk or indicate poor workmanship—such as unsupported openings from renovations, overloaded or altered roof framing, or makeshift structural props—so you can prioritise urgent action and seek engineering advice where needed.

In Clayton we often see issues linked to movement and moisture: cracking in brickwork or internal plaster that lines up with sticking doors/windows, uneven floors, and signs of drainage problems that keep soil wet near footings. We also regularly check for roof-frame sagging or altered members in renovated homes. The inspection is visual, so we focus on accessible evidence and recommend an engineer if risk indicators are present.
Yes. Kitchen and open-plan renovations can conceal removed or modified load-bearing walls, undersized beams, or patched cracking that returns over time. New linings can also hide water damage around bathrooms and laundries. During the inspection we look for tell-tale signs such as uneven floor transitions, ceiling cracking near openings, doors out of square, and mismatched finishes that suggest recent patching rather than proper structural rectification.
We carry out a visual assessment of what’s accessible, including external perimeter clues (crack patterns, wall alignment, site drainage and ground levels) and the subfloor where there is safe access. Because footings are generally not visible without invasive work, we look for consistent indicators of settlement or movement. If the signs suggest a footing issue, we’ll recommend the appropriate next step, often an engineer or targeted investigation.
Higher-density builds can introduce different risks: shared walls, complex roof drainage, balconies and wet areas stacked above living spaces. If waterproofing or drainage details fail, moisture can affect framing and supporting elements. We look for movement joints, cracking around openings, moisture staining, and any signs of water tracking from upper levels. For strata properties, we’ll also suggest what to confirm with owners corporation records when relevant.
We note visible plumbing and electrical red flags that relate to safety and structural risk, such as active leaks, staining around penetrations, or DIY-looking alterations that may have compromised framing. A full compliance certification isn’t part of a visual structural inspection, so we don’t test circuits or pressure-test plumbing. If we see concerning indicators, we’ll recommend a licensed electrician or plumber for detailed compliance checks.
