Canterbury homes often blend older construction with renovations—this Basic Package targets the high-risk issues buyers miss: movement, termites, asbestos-prone materials, moisture and visible electrical faults.
7 professional inspection services bundled together for maximum value
We visually check for signs of significant movement such as stepped cracking, distortion to walls, uneven floors, and separation around openings. In Canterbury, renovations and additions can create stress points where old and new structures meet, so identifying major structural red flags early can prevent expensive rectification later.
Learn more about Major Structural Defects in CanterburyThis covers major defects that impact function, safety, or value—such as roof and drainage issues, defective wet area linings, or deteriorated external cladding. Canterbury homes with multiple renovation stages can show inconsistent workmanship, so we focus on defects that can lead to water ingress and ongoing repairs.
Learn more about Major Building Defects in CanterburyIf you’re buying in Canterbury 3126, you’re often weighing up charming older homes, updated weatherboards, or renovated family properties. The Basic Package is designed to flag costly deal-breakers early—major structural and building defects, timber pest activity, and safety risks that can hide behind fresh paint and recent cosmetic updates. This $650 inspection combines seven visual checks that work together: we assess structural movement and major building defects, look for termite and timber pest evidence, and scan for common safety hazards. We also complete a visual asbestos survey, check for mould indicators linked to damp areas, and perform an electrical visual inspection to highlight visible issues that may need an electrician’s further testing. ACE Building and Pest Inspections brings local Melbourne experience from our Ringwood base, with reporting that’s clear and practical for decision-making. If something is concerning, we note what we saw, where we saw it, and the next step to confirm scope and cost—so you can negotiate, budget, or walk away with confidence in your numbers.
Canterbury properties commonly include older materials, extensions, and underfloor spaces that can trap moisture and attract timber pests, especially where drainage, subfloor ventilation, or garden levels sit close to the house. Renovations can also conceal cracking, past leaks, or patch repairs, so a structured visual inspection helps you separate cosmetic work from issues that may affect safety, durability and future maintenance costs.
Secure a $650 inspection that focuses on major defects, termites, asbestos indicators and visible safety issues before your cooling-off or finance deadlines—call ACE on 0485 857 077.
We inspect accessible areas for evidence of termites and other timber pests, including mud leads, damaged timbers, and conditions conducive to activity. In leafy Canterbury streets with established gardens and timber elements, identifying risk factors like high soil levels or damp subfloors can change your maintenance plan and negotiation position.
Learn more about Termite & Timber Pest Inspection in CanterburyWe identify visible safety hazards such as trip risks, unsafe stairs or balustrades, and issues that may create injury or fire risk. In Canterbury, older homes and renovated layouts can leave non-compliant or improvised changes, so we call out hazards that should be addressed before moving in.
Learn more about Safety Hazards in CanterburyWe visually identify materials that may contain asbestos, such as certain wall and ceiling linings, eaves, or older sheeting products. Canterbury has many established homes where asbestos-containing materials may still exist, so a visual survey helps you plan safe renovation or removal pathways with the right specialists.
Learn more about Visual Asbestos Survey in CanterburyWe look for visible mould growth, staining, musty odours, and moisture indicators in common problem zones like bathrooms, laundries, subfloors and around windows. Canterbury properties with shaded areas, older ventilation, or blocked subfloor airflow can develop persistent dampness, and early detection helps prevent broader damage to finishes and timbers.
Learn more about Mould Presence in CanterburyWe perform a visual-only assessment of accessible electrical components for obvious defects such as damaged fittings, unsafe connections, or signs of overheating. In Canterbury, a mix of older wiring and newer upgrades is common, so we highlight visible concerns that warrant a licensed electrician’s testing before settlement.
