Our comprehensive service includes everything you need to make an informed decision about your property.
We take a structured grid of measurements across living areas, hallways and bedrooms to identify where floors rise, fall or twist. This matters because a single low corner can point to localised support issues, while broader patterns can suggest general settlement or subfloor framing distortion.
Results are interpreted to show the direction of fall and the location of the most significant deviations. Knowing the slope direction helps link symptoms (like racked door frames) to likely contributors such as subfloor supports, framing span, or differential movement between old and new building sections.
Where a Prahran property has a rear extension or reconfigured open-plan zone, we compare readings between original rooms and altered areas. This helps highlight differential performance between construction eras, which can affect flooring, cabinetry alignment and cracking at junctions.
We note relevant site observations—crack locations, door/window operation, ceiling line irregularities and skirting gaps—and relate them to the level profile. This reduces guesswork and helps you understand whether the measured variation aligns with other signs of movement.
If there is safe access, we consider how bearer/joist orientation and support spacing may relate to the level results. This is valuable for older Prahran houses where past restumping, packing, or under-house works can leave uneven support heights that show up in the digital readings.
Your report summarises the measurement approach, key findings and practical next steps—such as re-levelling consultation, drainage review, or a re-check timeframe. The aim is to give you usable information for builders, engineers or your conveyancer, not just raw numbers.

Many Prahran terraces have been modified over decades, with internal walls removed, rear extensions added, or subfloors altered during restumping. Those changes can shift load paths and highlight pre-existing settlement. A Digital Floor Level Survey measures the actual floor profile room-by-room, so you can see whether the slope is isolated to an altered zone or consistent across the original footprint.
The survey provides measured floor levels and an interpretation of likely patterns, which helps indicate whether unevenness is consistent with support issues, framing distortion, or differential movement. It doesn’t replace an engineer’s design for structural rectification, but it gives you strong evidence to decide whether to monitor, seek engineering advice, or obtain quotes for targeted re-levelling/restumping works.
A standard building inspection records visible defects and general condition, but it typically doesn’t map floor levels in a systematic way. A Digital Floor Level Survey focuses specifically on quantifying floor variation across the home using precise readings, then presenting the high/low points and slope trends. It’s ideal when the main concern is movement, uneven floors, or the performance of renovated areas.
In Prahran, buyers often request a survey when they notice bouncy timber floors, sloping corridors, gaps at skirtings, doors that rub or swing open, or cracking that appears around openings and at the junction between an older home and a rear extension. If the property has had significant renovations, the survey helps separate cosmetic issues from measurable level variation.
Yes. The value of digital readings is that they create a baseline you can re-check after seasonal changes, drainage improvements, or repair works. If you suspect ongoing movement, repeating the survey using comparable measurement points can show whether levels are changing and in which areas. That information is useful before committing to major rectification or when documenting performance after repairs.
