Our comprehensive service includes everything you need to make an informed decision about your property.
We assess cracking patterns in brickwork, render and internal linings, then relate them to possible movement in footings, stumps or load-bearing walls. This helps distinguish settlement and structural distortion from simple shrinkage cracks that are mainly cosmetic.
For properties with underfloor access, we inspect stumps, bearers, joists and ventilation for sagging, rot, moisture damage and inadequate supports. Subfloor faults can drive uneven floors, door misalignment and progressive wall cracking.
We inspect roof framing, visible battens, ceiling space indicators, and water entry risks around flashings, valleys, penetrations and gutters. Ongoing roof leaks can cause timber decay, mould and electrical hazards that escalate quickly if ignored.
We look for signs of rising damp, bridged damp-proof courses, failed waterproofing, and persistent wet areas around wet rooms and external walls. In older North Melbourne buildings, long-term moisture can weaken mortar, timber and internal finishes, masking major deterioration.
We identify indicators of removed or altered load-bearing elements, undersized beams, poorly supported openings and mismatched floor levels. Renovations can look tidy while hiding serious structural compromises, especially where walls have been opened up to create larger living zones.
While not a full compliance certification, we check visible signs of unsafe electrical and plumbing work, water damage around pipework, and hazardous defects such as exposed wiring, incorrect penetrations and inadequate clearances. These issues can present immediate safety risks and trigger urgent rectification costs.

In North Melbourne, we often see movement-related cracking, moisture issues in older masonry, deteriorated subfloors, and roof drainage failures that lead to long-term leaks. Renovations can also introduce major defects where load-bearing walls are altered or openings are enlarged without adequate support. Our inspection focuses on evidence-based signs that a defect is structural, active or safety-related, not just cosmetic wear.
Yes, in many cases. We look at crack location, width, direction, repetition, and whether it aligns with changes in levels, sticking doors or ceiling distortions. We also consider building type and any visible footing or subfloor issues. While some cases need an engineer to confirm, our report explains the likely cause and whether the crack suggests active movement or a superficial finish issue.
We assess foundations and footings indirectly through observable indicators such as uneven floors, wall distortion, cracking patterns, external masonry separation and subfloor conditions where accessible. In inner-city properties, access can be limited, so we document constraints clearly. If the signs suggest significant movement or instability, we recommend the next step, which may include an engineering assessment or further invasive investigation.
Conversions and newer builds can still present major defects, but the risk profile changes. We pay close attention to moisture management (balconies, bathrooms, roof drainage), evidence of structural alterations, fire and service penetrations, and movement at joins between original and new materials. In multi-unit settings, defects can be shared across common property, so we also note where building issues may extend beyond the lot.
Use the findings to make a clear decision: renegotiate the price, request repairs (with evidence and scope), or walk away if the risk is too high. For structural concerns, engage a structural engineer to confirm cause and remediation. For moisture or roof defects, obtain quotes from appropriate licensed trades. Our report helps you prioritise what’s urgent, what’s costly, and what can be monitored.
