Our comprehensive service includes everything you need to make an informed decision about your property.
We review the subgrade and base material preparation for signs of soft spots, inadequate trimming and uneven support zones. This matters because poor base preparation can lead to slab movement, cracking and low points that hold moisture beneath the slab.
We check slab edge lines, rebates and key measurements to help confirm the slab is positioned and formed as intended. Early set-out errors can create boundary and easement complications and may force costly redesigns once the slab is poured.
We assess formwork stability, bracing, step-downs and slab edge beam configuration to ensure the pour will hold its shape. Accurate edge detailing is critical for structural performance and for maintaining correct finished floor levels, especially on sloping or split-level designs.
We inspect reinforcement type, spacing, overlap and support (chairs/bar supports) to help confirm steel will sit at the correct height within the concrete. Steel on the ground or poorly lapped can reduce slab strength and increase cracking risk over time.
We check the membrane for tears, punctures, correct lap and taping, plus continuity around penetrations and edges. In coastal Mordialloc conditions, a compromised barrier can allow moisture migration that contributes to flooring failures and persistent dampness.
We review plumbing penetrations, sleeves and set-down areas visible at base stage for placement and protection before the pour. Errors here can mean jackhammering later to relocate services, and unsealed penetrations can become moisture and pest entry points.

Book it once the formwork, reinforcement, vapour barrier and penetrations are installed and the site is genuinely ready to pour, but before concrete arrives. In Mordialloc builds, timing is important because weather can shift quickly near the bay—if rain is forecast, you still want issues identified while the membrane and steel are visible. We’ll coordinate with your site supervisor to attend at the right point.
After the pour you can’t confirm reinforcement height, correct laps, bar supports, membrane continuity, or what’s happening under the slab around penetrations. We document these items while they’re exposed, including torn or poorly lapped vapour barriers and steel that may be sitting too low. That evidence is what makes rectification straightforward before the concrete permanently hides the work.
Yes—where visible and relevant at Stage 1, we look at whether the preparation supports sensible water management, including obvious low points, how the slab edge interfaces with the site, and whether drainage provisions appear consistent with the intended build. In Mordialloc, managing surface water matters because wind-driven rain and coastal weather can quickly expose poor falls and pooling near the slab edge.
Mordialloc’s coastal exposure can increase the consequences of water getting under or around the slab, particularly if the vapour barrier is damaged or poorly detailed at edges and penetrations. Some sites can also hold moisture after rain, which makes base preparation and membrane laps even more important. A Stage 1 inspection is the best chance to confirm the moisture barrier is continuous and the base is ready before it’s sealed in.
Yes. We provide a detailed report with photos and clear recommendations you can forward to your builder or supervisor. The report is written so it’s easy to action: it identifies what’s observed, why it matters at pre-slab stage, and what should be addressed before the pour proceeds. If you need help prioritising items, we can talk you through the practical next steps.
