Our comprehensive service includes everything you need to make an informed decision about your property.
We assess hairline and step cracks around windows, doors, lintels, and wall junctions, noting patterns that can indicate settlement, thermal movement, or shrinkage. In Kew East’s older homes and renovated layouts, this helps separate cosmetic cracks from those that need monitoring or further investigation.
We look for early signs of moisture such as bubbling paint, swollen architraves, lifted flooring edges, and minor mould staining around bathrooms, laundries, and kitchens. Catching these small indicators helps prevent hidden rot, damaged plaster, and ongoing leaks behind tiles or cabinetry.
We check gutters, downpipes, valley areas visible from ground level, overflow points, and signs of poor discharge near the base of walls. Small drainage faults can cause repeated damp at eaves, staining on brickwork, and water pooling that undermines paving and edges of slabs.
We inspect sealant condition and visible flashing details around skylights, pergola connections, wall penetrations, and join lines where extensions meet older structures. Deteriorated sealant or poorly finished junctions are common minor defects that become leaks during heavy rain.
We identify sticking doors, misaligned frames, stiff windows, failed locks/latches, and poor airflow in closed-up rooms. These issues can point to movement, moisture swelling, or inadequate ventilation that contributes to condensation and ongoing mould problems.
We assess minor paving movement, trip edges, cracking, and whether surface water appears to fall towards the house. In properties with multiple outdoor levels or recent landscaping, small grading issues can drive dampness at lower wall sections and accelerate deterioration of finishes.

Minor defects are smaller issues that don’t usually mean immediate structural failure but can lead to bigger problems if ignored. In Kew East, common examples include hairline or step cracking in brickwork, early ceiling staining from small roof leaks, deteriorated sealant around additions, blocked guttering causing overflow marks, and sticking doors or windows that hint at movement or moisture swelling.
We document the crack type, location, and pattern, then assess likely causes such as shrinkage, thermal movement, or settlement. While a minor defects inspection can’t replace an engineering assessment, it can help you understand whether cracking looks superficial or whether it warrants monitoring, repairs, or referral for further investigation—especially around openings and extension junctions.
Yes. We assess accessible roof drainage elements from safe vantage points and ground level, looking for signs of overflow, sagging gutters, loose downpipes, damaged flashing edges, and water staining. We also review related indicators inside, like minor ceiling marks or damp odours, which often reveal a small leak even when the source isn’t obvious.
They can be. Where new work joins older construction, minor defects often appear at junctions—gaps in trim, cracking at join lines, uneven floors, or failed sealants around penetrations. These aren’t always serious, but they’re important because they can become water entry points. Our inspection focuses on those transition areas and documents what needs attention.
A Minor Property Defects service is more targeted: it focuses on smaller faults and maintenance-related issues that are easy to overlook but expensive if they escalate. A full building inspection is broader and typically assesses major structural elements in more depth. If we see red flags during the minor defects inspection, we’ll note them clearly and recommend the appropriate next step.
