Huntingdale blocks often sit on reactive clay and are tight-access townhouse sites—small set-out or reinforcement errors at base stage can lock in cracking and drainage problems for the life of the slab.

Our comprehensive service includes everything you need to make an informed decision about your property.
We assess whether the slab base appears properly prepared, including removal of organic material, evenness of the sub-base, and signs of soft spots or uncontrolled fill. Poor base preparation can lead to slab settlement, cracking, and uneven flooring once the house is loaded.
We check the formwork layout, slab edge lines, rebates, step-downs (wet areas/garages where applicable), and general level consistency. Errors here can affect room sizes, floor levels, cladding alignment, and can create drainage problems around the finished home.
We inspect mesh and bar placement, lap lengths, tie-downs, bar chairs/spacers, and whether reinforcement is positioned to achieve correct cover. Steel sitting too low, poorly lapped, or inadequately supported reduces slab strength and increases the risk of cracking and edge failure.
We review the vapour barrier for tears, punctures, inadequate overlaps, poor taping, and gaps at penetrations or edges. In Huntingdale’s winter-wet conditions, membrane defects can allow ground moisture to migrate into the slab, increasing the risk of dampness and floor covering issues.
We check slab penetrations for positioning, clearance around pipes, and whether obvious issues (such as unsealed penetrations or poorly supported pipework) are present before the pour. Penetration mistakes are difficult to rectify later and can create long-term leakage or movement points.
We look at visible edge thickening arrangements, construction joints where observable, and whether termite management provisions appear ready for the next stages (where applicable). Getting these details right at base stage supports compliance and reduces the chance of concealed issues once landscaping and paths go in.

Book it for the window after the site is boxed up and prepared, with plumbing penetrations, reinforcement and the vapour barrier installed, but before any concrete is poured. In Huntingdale, where sites can be tight and pours can be scheduled quickly, it helps to organise the inspection as soon as your builder confirms the pre-pour date so there’s time to fix issues.
A Stage 1 inspection can identify issues such as damaged or poorly overlapped vapour barriers, reinforcement that’s not adequately supported, insufficient lap lengths, formwork that looks out of square or inconsistent in level, and obvious concerns with slab penetrations. These items matter because once concrete is placed, repairs often involve cutting the slab or accepting defects that can affect performance.
No. Builder checks and statutory inspections are typically limited in scope and may not focus on the practical workmanship risks that affect long-term slab performance. Our role is to independently review what’s visible at base stage and provide a photo-based defect list and recommendations. That helps you have a clear conversation with your supervisor before the pour, while changes are still realistic.
Yes—tight-access sites in Huntingdale often involve boundary-near construction, limited drainage corridors, and multiple services running close together. That increases the importance of accurate set-out, correct step-downs, and clean detailing around penetrations and membranes. A pre-slab inspection helps reduce the chance of edge drainage issues, misplaced penetrations, or reinforcement clashes that are hard to fix after the slab is poured.
Huntingdale can experience winter-wet ground and many sites are built on clay-influenced soils, which can move with moisture changes. At base stage we pay close attention to moisture barrier integrity, how the base appears prepared, and whether reinforcement is properly supported to do its job. These checks help reduce the likelihood of movement-related cracking and moisture migration affecting the slab later.
